The first time I stepped into this 137,000 SF facility, I was struck by its exceptional design—so much so that I called Jake Dinnen to say, “You guys nailed every detail.” During a private tour, I realized the attention to detail extended far beyond my initial impression. AN ELEVATED PATIENT EXPERIENCE From arrival, patients experience a level of convenience rarely seen in OC medical offices. A canopy-covered drop-off creates a seamless, hotel-like experience with unmatched front-door accessibility. Inside the lobby, every element is intentionally crafted. The flooring and illuminated wall features honor the Sisters of Providence Health, inspired by their handmade doilies to raise money for medical care. The hospital hand-selected the artwork, while the wave-designed ceiling adds a unique architectural touch. The building’s namesake is honored with her story on the main wall. INTUITIVE WAYFINDING: A SMALL DETAIL WITH BIG IMPACT Navigating healthcare spaces can be stressful, but here, intuitive wayfinding removes confusion. Well-lit common areas, clearly marked suite numbers, and soffit lighting ensure seamless movement—critical for elderly patients, parents with sick children, and those with mobility challenges. MORE THAN A BUILDING—A SYMBOL OF EXCELLENCE A building’s image, design, and functionality can create a perception of the quality of care within. This building is a statement. It raises the bar for healthcare facilities, proving that thoughtful design enhances both patient experience and provider success. TENANT EXPERIENCE: A COLLABORATIVE EFFORT The hospital and development team weren’t the only ones shaping this facility. Tenant input on interior design, layout, and core elements was carefully implemented. Kellie Hill from MedWest Realty played a key role in securing space for Cancer and Blood Care Specialists - Stavroula "Stevie" Otis, ensuring a seamless leasing process. The practice manager, shared: “One patient said, ‘I am so happy for Dr. Otis—this space truly reflects the level of care she provides.’” EVEN THE PARKING STRUCTURE WAS DESIGNED WITH PURPOSE Fun fact: this facility has the deepest underground parking structure in OC.
