We have obtained the Temporary Certificate of Occupancy for 3 Sanders Street (full Cert of Occup expected on Tuesday of next week). This clears the way for our Management Team to start leasing units. 5 Sanders Street is right behind this building, but the lack of staffing in the Inspectional Departments in Nashua will push the full acceptance off until just before Thanksgiving. IN the meantime, the contractor will be finishing the completion of the units in 6 Sanders Street, and hopes to have the Certificate of Occupancy by and the project completion) by mid-December. Aberthaw Construction Company, Inc is progressing towards an Occupancy Permit by the end of September - just in time to start leasing in early October. Preparations are underway for final paving next week, and the MEPS trade partners are busy wrapping up the start-ups & punchlist for all the finishes in the 80 unit, Market Rate project. Sitework at Taylor Pointe is moving along, Sidewalks are being complete. Patios are being prepped for brick pavers, and landscapers are installing irrigation system - plantings are scheduled to be installed by the end of the month. On the interior of all the buildings, the fire alarms are being tested, elevators are being adjusted, and Final Inspections are being lined up. The Steel Erectors are moving along at Poet Hill, in Worcester, MA. The first slab placement on the elevated deck, and the Courtyard are complete, and the crew will be placing slabs non-stop for the next few weeks until complete. Callahan Construction Managers framing sub is scheduled to start within the month, and the site contractor has paved most of the site with binder course to make driving around, and parking for the subcontractors easier. The contractor is moving towards the obtaining the first Certificate of Occupancy for 4 Sanders Street, and 5 Sanders Street at our newest project in Nashua - Taylor Pointe Residences. Once those Certificates are obtained, then 6 Sanders Street will follow roughly one month later. The curbing, and sidewalks are being installed, and landscaping will start by the end of the month. Callahan Construction Managers Construction has completed all the foundations (except the exit point for the steel erector), and has started erecting the structural steel. This work will allow for the concrete slabs to begin in early September, and the wood framer to begin by the end of September. SMC Management Corp. It is beautiful to see Spring is full bloom here in New England, and here in Worcester, Callahan Construction Managers has been going full-steam ahead. The shoring piles & lagging are complete; the cuts/fills are wrapping up; the drainage infrastructure is well along its way; and the foundation is completed along the East walls. OPEN FOR BUSINESS!! Hadley Falls has had the second most successful opening month of any SMC Management Corp. project in the past ten years - well done team! Set in the quintessential New England setting, it is surrounded by a picturesque river on one side, an impressive rail trail that goes all the way to Manchester on the other, and a wonderful downtown area around the corner. Taylor Pointe is starting to really look fantastic from the street. The siding is almost 100% complete, and the masons are making great progress on the stone veneer. PC Construction Company is pushing hard to get ready for the return of the sitework crews at the end of the month, and we are looking forward to the Leasing & Community Spaces being completed by mid-late July.
