Welcome to this week's edition of ***Small Bay Sundays*** ? Last week, we explored how much rent Small Bay Industrial (SBI) tenants can actually afford. But what makes this asset class even more attractive? SBI tenants don’t just pay… they stay. ? Why Small Bay Industrial Tenants Stay Longer ? Small businesses tend to remain in place for years, sometimes decades, driven by high relocation costs, customized buildouts, workforce dependencies, and limited alternatives. Moving is expensive – Small businesses must consider downtime, relocation expenses, and potential loss of customer familiarity, creating strong incentives to stay put. Built for their needs – Many SBI tenants, such as light assembly, service franchises, laboratories, gyms, etc., invest heavily in customizing their spaces. Relocating means rebuilding that investment, making moving a costly and disruptive decision. Workforce & customer proximity – Being accessible to employees and customers is critical. Even small moves can disrupt workforce stability and customer relationships. ? The Aging Inventory of Small Bay Industrial ? Using data from Costar, I recently analyzed the average age of Small Bay Industrial buildings in the top five U.S. industrial markets—Miami, Dallas-Fort Worth, Northern New Jersey, Los Angeles, and Chicago. Here’s what I found: ? Dallas-Fort Worth – Built in 1985 Northern New Jersey – Built in 1965 Los Angeles – Built in 1976 Chicago – Built in 1976 Miami – Built in 1981 ? ?On average, these buildings were constructed in 1977, meaning most SBI properties are nearly 50 years old. As previously discussed, many multi-tenant industrial buildings are being converted into single-tenant spaces, and virtually no new SBI developments have been built in recent decades. With vacancy rates under 4% (GlobeSt), tenants often have no better options nearby. ? What This Means for Investors ? The limited supply, aging inventory, and consistently strong tenant retention uniquely position SBI properties for significant long-term value appreciation. With minimal new construction occurring, existing properties are poised for substantial value increases. Furthermore, the stability provided by long-term tenant relationships ensures predictable, reliable cash flow, reinforcing SBI as a resilient and attractive commercial real estate investment. ? Shallow Bay All The Way (Returns Wise ...) According to a recent report from Cushman & Wakefield (link in the comments), shallow bay industrial has outperformed the broader market in the last 5, 10, and 15 years. Having the lowest industrial sub-sector vacancy rate now, strong rental growth, and less institutionalization, fundamentals are projected to continue to hold up. A recent industrial sector focused poll / report that I published on IOS List and Small Bay List that surveyed 375+ real estate professionals (also linked in the comments) showed that the real estate community believes that small bay / shallow bay will perform the best in 2025.
