We also consider growth outside your initial lease term. --- The key here is finding the right balance – not too big, not too small – a "Goldilocks" size suite that fits your needs and budget as we plan. For example, let's say you're a psychologist like the ones I work with in the healthcare sector. --- They might currently be in a smaller 1,000-square-foot suite or sharing a co-working space with another practitioner. Now, they’re looking to move into their own 3,000-square-foot suite. That’s a significant increase in square footage. Their team, as I mentioned, is expanding from 3 practitioners to 10 over the next three years. --- We need to account for this growth to ensure the space supports their operations adequately. This is crucial because we don’t know what other suites might become available in a given building. The square footage we’re considering today could be different from what’s available tomorrow, next week, or even next year. --- Planning is essential for moving into the suite at the right time. By forecasting your team’s growth and adjusting for future needs – like additional meeting rooms, collaborative spaces, or specialized departments – you can avoid over-leasing or under-leasing. --- Key Considerations: Anticipated Growth: Project how much your team will expand over the lease term. - Total Square Footage Projection: Ensure the space can accommodate future growth. - Utilization Breakdown: Analyze how different spaces (e.g., meeting rooms, offices) will be used. - Peak Utilization: Account for how individual offices will be used at their busiest times. - By addressing these points, you’ll be better prepared to future-proof your office space. ?? Industrial: Tenant Representation | Hancock County Submarket -- We’re excited to announce another successful placement for an Indianapolis industrial client looking to expand its operations in the Hancock County submarket. —— This specific client works in the Fire and Water restoration industry, where their men and women have to have a location that isn’t only convenient during working hours but at a moment’s notice when disaster strikes in the service areas they have to be right around the corner. —— Initial options proved scarce in Fishers and North Indianapolis markets to strike that balance. After looking at both on and off-market options, we identified a property represented by the owner that ticked all the boxes. — This new industrial space provides the client with the flexibility to scale operations as time progresses. We need not only drive-ins but a complete facility that will encompass both drive-ins and docks, outdoor storage, and a fully staffed large office within this warehouse suite.
