I've been following the debate around whether to repeal or preserve the National Association of REALTORS? Clear Cooperation Policy. There's a missing element to these policy considerations. Much like in 2006 when Zillow, Trulia and StreetEasy were founded, we may enter a period of re-fragmentization of data that will give birth to a new generation of data aggregators. Unlike the prior vintage, these aggregators will be AI-native and incredibly capable. And, the role of the MLS will never be more crucial. Policymakers and industry alike must consider the practical realities of how data will be accessed, analyzed, and presented given the meteoric rise of AI inference and reasoning capabilities.
