As we are diving into the New Year, we were thinking about what the biggest challenges are when beginning a project and the elephant in the room - BUDGET. We know—nobody loves talking about the budget. But it’s one of the most important conversations to have when starting a new construction or renovation project. We guide clients through this process daily to help them understand the cost of their proposed projects. Here’s a simple formula to calculate a realistic starting point for your budget (We know theres a lot more to it, but this is a GREAT place to start!): Total Cost = Square Footage x Cost Per Square Foot + Land Cost + Additional Costs Let’s break it down: ?? Square Footage Typical homes range from 2,000–4,000 sq ft, depending on your lifestyle and needs. ?? Cost per Square Foot This varies widely based on location, materials, and design quality. Typical ranges are $150–$300+ per sq ft. ?? Land Cost What’s the price of your lot? Costs depend on location, size, and how development-ready the site is. Don’t forget about potential expenses for clearing or grading the land. ?? Additional Costs Permits & Fees Professional Services (architecture, interior design, engineering, contractor fees) Landscaping Utilities Custom Features & Upgrades (pools, additional structures, etc.) Displacement Expenses (temporary living arrangements, moving costs, etc.) Pro Tip: Always include a 10–15% contingency to cover unexpected expenses. Budgeting isn’t just about crunching numbers—it’s about avoiding heartbreak later. By understanding the costs upfront, you’ll be able to make informed decisions and set realistic expectations for your project. ? What’s next? We're thrilled to share the work we have been doing this year on the expansion of Cornerstone Women's Clinic. With their primary location thriving across from Baptist Health in Little Rock, the need for a second location became clear. Enter the new Aldersgate clinic—a space designed to reflect Cornerstone's commitment to care, comfort, and connection. Shine Interior Design Studio partnered with Cornerstone and LiveCo Construction to bring this vision to life, creating a serene and uplifting environment for patients and staff alike. At the heart of this project was the goal of cohesion—linking the design of the new clinic to its sister location. A soothing spa-inspired color palette, grounding wood tones, clean white surfaces, and nature-inspired artwork connect the two spaces seamlessly, making every visit feel familiar and comforting. We started in the waiting area, crafting a space that feels more like a welcoming hotel lobby than a typical medical office. By prioritizing privacy, thoughtful furniture layouts, and comforting details, the design promotes both healing and professionalism. From the lobby to each exam room, every detail—artwork, accessories, and finishes—was selected to enhance the experience for both staff and patients. Behind the scenes, meeting timelines and budgets was a challenge we embraced. With a collaborative team approach, Shine helped ensure a smooth process from design and construction to the final move-in. The result? A space that supports Cornerstone’s mission to provide positive, professional care in an environment that feels truly restorative. It has been our joy and honor to work with this fantastic design team, contractor and wonderful clients on this project.
