Building strong neighborhoods with affordable housing and community programs.
关于我们
Settlement Housing Fund is a citywide nonprofit organization whose mission is to create and sustain high quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City. Settlement Housing Fund works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment and wellness. Since 1969, we have developed 73 projects with over 9,000 apartments that are home to more than 25,000 low and middle income residents, including formerly homeless families. Through nonprofit affiliates, Settlement Housing Fund currently owns and operates 50 buildings with nearly 3,094 apartments in the Bronx, Brooklyn and Manhattan. In addition to developing our own buildings and creating and managing programs, Settlement Housing Fund serves as a marketing / lease-up consultant to real estate developers throughout New York City, as well as an administering agent and an HDFC partner.

Melrose Concourse transforms three infill lots into three new affordable housing buildings with units dedicated to seniors, individual adults, and families including households leaving shelters. The 4 to 10-story buildings are within one mile of each other on Claremont Parkway, Washington Avenue, and Gouverneur Place. A critical thread of the project is to ensure every building’s design responds to each site’s immediate context, while fa?ade details like natural brick and wood accents establish a cohesive identity for the scattered development. Despite the compact, irregular shape of the lots, each building plan leverages clear sightlines, interconnected communal spaces, and varied sources of daylight to create a sense of openness and foster interaction between residents. .
