I’ve interviewed 100+ glamping operators. There’s one class of operator that delivers gold, every single time. The members of this class share a unique insight into what makes glamping businesses tick. And it’s because they were then when glamping as we know it exploded onto the scene. Who are they? They’re the early hires at America’s biggest glamping brands: Under Canvas Inc., AutoCamp and Postcard Cabins (formerly Getaway). There was a time in the late 2010s when venture money really started to arrive in glamping. All three of those companies received serious backing to grow their portfolio, and lofty growth targets soon followed. Their teams were expected to find, build and open new glamping sites at breakneck speed, all while maintaining existing ADRs and occupancy. The early hires had to figure things out as they went along, and learnt a ton in the process. Today, many of these trailblazers are building their own incredible outdoor developments. Take Jeremy Budge, for example. Jeremy played a key role in making Under Canvas a household name, before launching Backland Glamping in Arizona - a stunning retreat with 10-custom tents, a restaurant and lodge. Just a couple of years in, it’s already a huge success, with an expansion on the way. This week, Jeremy joined Connor Schwab and me to share his story. From those early days at Under Canvas to his imminent expansion of Backland. He gives advice on site selection, sustainability, social media, and more. Bolt Farm Treehouse is dominating the glamping game. 94% occupancy, a Netflix show, and a guest list featuring stars of The Bachelor. How did they get here? It starts with an old-fashioned love story. Seth Bolt, already a literal rockstar with NEEDTOBREATHE, wanted to do something special for his honeymoon with Tori Bolt. And what’s more special than building a treehouse for your wife-to-be? Seth drew up the plans, ordered the parts, and got to work. He labored for months on end to get every detail just right for his beloved. Tori, as you'd imagine, fell in love with it. But once the honeymoon glow faded, one big question remained: what would they do with the treehouse? Put it on Airbnb of course. It turns out Tori wasn’t the only one that loved Seth’s treehouse. People went crazy for it. It quickly became one of the most popular stays on the platform, capturing the attention of CEO Brian Chesky. The only thing left to do was expand. Today, 9 years on from that magical honeymoon, Bolt Farm consists of several treehouses, mirror cabins and domes. They’re consistently full, charge up to $800+ per night, featured in Netflix’s “World’s Most Amazing Vacation Rentals”, and have hosted every kind of celebrity you’d imagine. This wasn’t down to luck. Seth and Tori are the definition of “elite operators”. Their passion for serving their guests, and their eye for detail, is among the best I’ve seen. If I were to bet on anyone in this space, it would be them (and Posh Outdoors??). Connor Schwab and I recently spent a couple of hours with Tori. We covered a ton in that time. Leaving your guests wanting more, using PR to launch with a bang, and their personal branding blueprint were just a few of the secrets unearthed. Getaway started as an idea between two Harvard college buddies. In just a few years, it grew from 3 cabins on leased land to 1,000+ units across 29 locations. They even turned down offers from Shark Tank investors along the way. How did they grow so fast? They captured that magic that every startup seeks: a close-knit team of competent, energized people working with a purpose. Each team member wore a million hats — hunting for land deals, securing permits, and designing the dreamiest of escapes. Samuel Morton and Nico Turek were part of that ragtag band from the early days. Nico was responsible for finding off-market properties at great prices, a quest that took him everywhere, including a nudist campsite. Samuel worked on construction, ensuring cabins were perfectly placed and guest-ready. Glamping is lagging behind hotels when it comes to data. Hotels have access to something called the STR Report. For a monthly fee, they gain access to a treasure trove of competitor data, including ADRs, RevPARs and occupancy. That industry has a whole ecosystem in place ? Glamping has no such thing. Those scouring the market are forced to manually load up the booking calendar to figure out occupancy. If they're lucky, ADR may be listed on AirDNA, but that's rare. Sage Outdoor Advisory are changing this. They've been painstakingly gathering glamping data for the last few years, and they're sharing the best insights with the industry for free.
