    Development Manager at SC Swiderski and REALTOR with SCS Real Estate

    Last month, the S.C. SWIDERSKI Development Team went in front of the City of Ripon Plan Commission and Common Council for the rezoning and approval of our SCS Ripon apartment community. Ripon is a gorgeous city located 20 miles west of the Fox Valley offering a small-town vibe while still being close to a larger metro area. Starting in June of 2025, we'll be constructing 64 units with 17 different floor plan options. Cities throughout Wisconsin are experiencing unprecedented housing shortages, and Ripon was one of the best municipalities to work with because their main goal was to encourage more development by participating in the process. One of the reasons for their success was their approach to the project as a partnership from start to finish; they were able to see long-term results with short-term effort.     Meet Pedro Paulete, Senior Site Superintendent Pedro Paulete, a seasoned professional in the building industry, has been with S.C. Swiderski (SCS) for nearly two years. With an impressive career spanning 40 years, Pedro has gained extensive experience and expertise in nearly every aspect of building and construction. His journey through the industry has allowed him to fill roles with responsibilities in drafting, designing, estimating, purchasing, project management, superintendent, licensed builder, and business owner. Pedro has had the privilege of working with three recognized Professional Builder Magazine Builders of the Year: John Wieland Homes, Arther Rutenberg Homes, and Hedgewood Properties. These distinguished experiences have refined his professional abilities and enhanced his skills to a standard of excellence. Pedro was particularly drawn to the SCS business model, which offers tremendous opportunities for growth and innovation. He saw the potential to be part of a company poised for exponential growth and was eager to contribute his wealth of knowledge and experience to this dynamic environment. One of the most rewarding aspects of Pedro's current role is the opportunity to challenge the construction department's team members to surpass their capabilities and become some of the best in the industry.     ?? Exciting News! ?? Our very own Jacqui and Stacy finished up another rewarding Junior Achievement (JA) class at Mountain Bay Elementary School this week. S.C. Swiderski (SCS) encourages its employees to give back to the community and have set up the Community Action Service (CAS) Group to help facilitate these initiatives. Jacqui and Stacy are two of many volunteers in the CAS Group who organize community service projects, donation drives, and fundraisers to strengthen the communities we serve. The JA program is dedicated to providing students with essential knowledge about entrepreneurship, work readiness, and financial literacy. By participating in this program, Jacqui and Stacy are helping to inspire and educate the next generation of leaders. Jacqui shared, "I truly enjoy volunteering with JA, seeing the students' enthusiasm for their community and curiosity to learn was a rewarding experience." Thank you, Jacqui and Stacy, for your dedication and for making a positive impact in our community! ????

    Meet Erin Besteman Erin is the senior property manager for S.C. Swiderski (SCS), overseeing the Wausau area properties: Urban West and Westwood Estates. Despite being with SCS for less than a year, Erin brings a wealth of experience to her role. Erin has managed her own rental properties for 18 years, giving her experience with tenants and apartment management. She learned a lot about the real estate transaction process as a notary signing agent and while working at a title company. Erin has garnered a great deal of valuable insights into the intricacies of real estate transactions over the years. Erin watched SCS job postings for a while, drawn by the company's reputation for a positive culture, she was waiting for the perfect role she just couldn’t resist. Erin finds great reward in connecting with tenants and hearing about their lives. She often listens to stories from people moving to Wausau for the first time, curious about what the city has to offer. Others are longtime residents whose lifestyle no longer fits with homeownership. Urban West is a unique property, the first of its kind in Wausau and a first for SCS. It is conveniently located near the highway, local businesses, and schools. Westwood Estates is nestled in an old-growth forest and yet still near enough to city amenities. Residents can reach any part of Wausau within minutes from both apartment communities. Like other SCS properties, these too have onsite management and maintenance, ensuring residents are greeted by familiar faces ready to assist them when issues arise. Even though Erin is relatively new to the company, she has already witnessed the dedication and teamwork among her colleagues. The support and commitment to tenants has led to numerous instances where Erin has felt appreciative of being part of a great SCS team. From providing mutual assistance on weekends to ensuring swift turnovers, to offering support during challenging days and finding humor in all they do, the camaraderie is evident. Erin looks forward to the exciting opportunities and challenges that 2025 will bring. Erin brings experience and a personal touch to her role. Her interactions with her team and tenants are a testament to building the communities SCS strives for. Her genuine interest in tenant stories and the relationships she nurtures contribute significantly to the warm, welcoming atmosphere at Urban West and Westwood Estates. Erin's commitment to creating a positive living environment aligns perfectly with the values of SCS. David finds it rewarding to have the opportunity to find homes for people looking for that next great place to live. With the many options for tenants provided by the unique properties David oversees, he is constantly challenged to find the unit that best matches the tenants needs and wants. David's commitment to his responsibilities remains unwavering.?     Meet Lori Minnihan: Leasing Administrator Lori Minnihan has been with S.C. Swiderski (SCS) for eight years. She is the Leasing Administrator, a role she has grown into with dedication and a passion for helping others. With a background in elementary and middle school education, Lori spent many years teaching and providing childcare before deciding she was ready for a new challenge. The transition led her to SCS, a company she was familiar with given her previous residency in the Westhaven apartments and connections she had within the company. Lori finds joy and fulfillment in the relationships she has built with her colleagues. She considers the people she works with to be the most rewarding part of her job. Each day brings new scenarios and unexpected situations, but the supportive and collaborative environment makes every challenge worthwhile. One of the most challenging aspects of Lori’s role is helping customers navigate through difficult times. She approaches each situation with empathy, understanding the hardships that necessitate a move, yet she must also uphold the lease agreements and adhere to Fair Housing laws. Striking a balance between these responsibilities and providing support to customers during their transitions is a task Lori finds both challenging and rewarding. Throughout her tenure at SCS, Lori has seen the company grow and her career has grown alongside it. She started as a receptionist and has worked her way up to her current position in leasing. This progression is a testament to her hard work, adaptability, and commitment to the company. One of Lori’s favorite parts of her role is organizing the bi-annual meetings. These events are a highlight for her as they bring the entire team together in one place, a notable achievement given the team’s distribution across the state.     Three members of the S.C. Swiderski (SCS) Development Team, Madeline, Jacqui, and Kortni, attended the Fond du Lac County Housing Forum yesterday. This free event brought together representatives from WHEDA, city leaders, and developers to address the housing shortage in Wisconsin. The forum featured an engaging format with several speakers providing valuable insights and discussions. WHEDA presented their specialized loan products designed specifically to assist municipalities and developers in securing additional funding for housing projects. A round table discussion featured three cities that shared their experiences with applying for and receiving WHEDA loans. This discussion provided practical insights into the application process, challenges encountered, and successful outcomes achieved through these funding opportunities. Two municipal leaders shared their proactive efforts to address the housing needs in their communities. The initiatives included: Amending zoning requirements to facilitate new housing developments. Updating approval processes to make them more efficient and responsive. Streamlining application fees to be more developer friendly. These measures are aimed at creating a more conducive environment for housing development and encouraging investment in new projects. The forum concluded with an opportunity for all attendees to meet with the speakers and city representatives. This networking session allowed participants to further discuss their projects, seek advice, and form valuable connections that could help advance their housing initiatives. The Fond du Lac County Housing Forum was a valuable event, providing a platform for sharing knowledge, experiences, and innovative solutions to the housing shortage in Wisconsin. The SCS Development Team appreciated the collaborative efforts and shared commitment of all attendees highlighting the potential for positive change and progress in addressing this critical need.

    Meet LeighAnna Rasco: Eastern Area Manager at S.C. Swiderski (SCS) LeighAnna Rasco serves as the Eastern Area Manager for S.C. Swiderski (SCS), overseeing a dynamic team responsible for multiple properties: SCS Chilton, SCS Hortonville, SCS Oshkosh, SCS Shawano, SCS Sturgeon Bay, SCS Sunset Estates, and the soon-to-be-finished SCS Wolf River in New London. With nearly a decade of experience in property management, LeighAnna has held numerous leadership roles, including National Trainer, Operations Specialist, Property Manager, and Leasing Manager. LeighAnna joined SCS because of its culture and people, and she believes her experience has exceeded her expectations. "It truly has lived up to everything I’ve expected it to be and more," she shares. Her passion lies in creating welcoming homes for SCS tenants and fostering the growth of her team. One of the challenges she faces is dealing with unhappy customers. LeighAnna is dedicated to ensuring customer satisfaction, striving to resolve issues and improve tenants' experiences in their homes, with the aim of addressing concerns from their perspective. The properties LeighAnna oversees offer unique experiences for tenants, each forming its own special community. The dedicated teams she manages at each property contribute greatly to this, and she proudly states, "they’re truly some of the best in the industry!" LeighAnna is an asset to SCS. She is a recent graduate of the SCS Leadership Academy, has successfully opened two new properties, and enjoys collaborating and engaging with her team.
