We’ve have officially broken ground on Emerald Place, marking our first development in Ohio. This community will include 216 one-, two-, three- and four-bedroom apartment homes across five garden-style residential buildings. It will also feature a modern clubhouse and leasing office, providing high-quality, affordable housing for Lancaster residents. “As more cities recognize that economic growth is tied to housing availability, we are proud to bring our first Ohio development to Lancaster,” said Chris Dischinger, co-founder of LDG Development. “Emerald Place represents our commitment to providing high-quality, affordable housing that supports a thriving workforce in communities across the country. This is just the beginning of the high-quality housing we are focused on bringing to Ohio.” Emerald Place is one of the first developments to utilize the Ohio Low-Income Housing Tax Credits, created by Gov. Mike DeWine and the Ohio Legislature in 2023. It is also the largest project to close using this funding source to date. “Emerald Place is a milestone development—not only for LDG as our first project in Ohio, but also as a demonstration of the state’s commitment to expanding affordable housing through new and innovative funding sources,” Dischinger said. “We are honored to play a role in this progress and look forward to providing communities hundreds of Ohioans will be proud to call home.” The project would not have been possible without the support of financial and community partners, including the Ohio Housing Finance Agency; KeyBank, with special thanks to Key Community Development Corporation for purchasing the 4% federal and Ohio Low-Income Housing Tax Credits; the Affordable Housing Trust for Columbus and Franklin County, which provided a cash-flow loan and equity bridge loan; OHFA’s Housing Development Loan; and the Lancaster Port Authority and the City of Lancaster, Ohio. Monthly rental rates are anticipated to range from $732 to $1,723. Construction on Emerald Place is expected to be completed by December 2026.
