Ruscilli Construction Co., LLC. originated as a specialty contractor and has since evolved into a full-service organization offering in-house preconstruction, program management, construction management, design/build, general contracting, trades contracting, and construction consultation services. This is supported with state-of-the-art estimating, value engineering, scheduling and information processing technology. The firm was organized in 1945 by Louis G. Ruscilli, Jr., who was shortly joined in the company by his father, Louis Ruscilli, Sr. The firm was incorporated in Ohio in 1959. Now in its 5th generation and 79th year of family ownership, the company continues to flourish under the leadership of Robert A. Ruscilli, Jr. (Tony), and Louis V. Ruscilli.

    We’ve have officially broken ground on Emerald Place, marking our first development in Ohio. This community will include 216 one-, two-, three- and four-bedroom apartment homes across five garden-style residential buildings. It will also feature a modern clubhouse and leasing office, providing high-quality, affordable housing for Lancaster residents. “As more cities recognize that economic growth is tied to housing availability, we are proud to bring our first Ohio development to Lancaster,” said Chris Dischinger, co-founder of LDG Development. “Emerald Place represents our commitment to providing high-quality, affordable housing that supports a thriving workforce in communities across the country. This is just the beginning of the high-quality housing we are focused on bringing to Ohio.” Emerald Place is one of the first developments to utilize the Ohio Low-Income Housing Tax Credits, created by Gov. Mike DeWine and the Ohio Legislature in 2023. It is also the largest project to close using this funding source to date. “Emerald Place is a milestone development—not only for LDG as our first project in Ohio, but also as a demonstration of the state’s commitment to expanding affordable housing through new and innovative funding sources,” Dischinger said. “We are honored to play a role in this progress and look forward to providing communities hundreds of Ohioans will be proud to call home.” The project would not have been possible without the support of financial and community partners, including the Ohio Housing Finance Agency; KeyBank, with special thanks to Key Community Development Corporation for purchasing the 4% federal and Ohio Low-Income Housing Tax Credits; the Affordable Housing Trust for Columbus and Franklin County, which provided a cash-flow loan and equity bridge loan; OHFA’s Housing Development Loan; and the Lancaster Port Authority and the City of Lancaster, Ohio. Monthly rental rates are anticipated to range from $732 to $1,723. Construction on Emerald Place is expected to be completed by December 2026.

  • Earlier this week, we did a presentation in tandem with MA Design, The Ohio State University, and Karpinski Engineering on the challenges and successes of navigating a project through a dual certification with both LEED and WELL?standards at our recently completed Heminger Hall project. Heminger Hall is the first WELL certified project on Ohio State's campus, and the first dual certification. We are proud to help lead the effort on creating a more sustainable and efficient campus for Ohio State! Thanks to Design Columbus for hosting the event and inviting us!

    We are pleased to share the celebration of the groundbreaking of The Grand and The Glen, a 70-unit community in Toledo, Ohio. This 70-unit, $31 million scattered-site development features two locations approximately five miles apart, offering a mix of one- and two-bedroom apartments as well as three- and four-bedroom townhomes. While scattered site, the project will be owned, managed, and operated as one development. 50 of the project's units, collectively known as "The Glen," are situated in the underutilized parking lot of Toledo's Southland Shopping Plaza at 3440 Glendale Avenue. These include 31 one-bedroom units and 19 two-bedroom units in an amenity rich 4-story building. "The Grand," located at the vacant, city-owned 1157 Grand Avenue, will consist of 20, 2 story townhomes—10 three-bedroom townhomes and 10 four-bedroom townhomes. All units will be available to households earning between 50% and 70% of the county median income. The development emphasizes thoughtful design, energy efficiency, and accessibility, with features that enable residents to comfortably age in place. The Grand and The Glen aims to diversify housing options, revitalize vacant or underutilized parcels, and inject approximately $31 million of investment into the City of Toledo. We extend our appreciation to City of Toledo Mayor Wade Kapszukiewicz, Housing and Community Development Director Rosalyn Clemens, City Councilwoman Cerssandra McPherson, City Council Member John Hobbs III and Jennifer Dunsmore of Prime Retail Advisors, LLC for attending and speaking, along with Senior Vice President of Development Pete Schwiegeraht. This project would not have been possible without the support of our development, financing and local community partners City of Toledo, Pathway, Inc., Ohio Housing Finance Agency, and KeyBank.     Milestone moment at our 100 N High Street project with Edwards Companies! Our construction partners at Ruscilli Construction hoisted the custom pool insert to the top of the 15-story downtown infill building. The precision operation required extensive planning as the pool was fabricated off-site in three distinct sections, transported, and then lifted to the rooftop by the tower crane. After the lift, these massive components will be seamed together, sealed, and plumbed to transform them into a stunning rooftop pool, completing the vision for the amenity space. ??     City staff got an exciting opportunity earlier this week: a tour of The Well! ?? Accompanied by Ruscilli Construction, staff from across City departments were able to walk through the facility and see how things are shaping up. ??The group, joined by two representatives from The Ohio State University, also got a sneak peek at The Ohio State University Wexner Medical Center portion of the building. The Well is on track to open early fall, 2025. Annual memberships will go on sale March 4.
