Project Spotlight! Our latest spotlight is on Stratford Commons in Delaware, Ohio. We acquired this property from a long-term independent owner and what attracted us to this asset was the excellent location just south of Delaware as well as the opportunity to create substantial value for our investor partners. At the time of acquisition, many of the units were rented for significantly under market and had 1990's wood tone cabinets, doors and trim. In partnership with our Lender and Equity Investors we were able to appropriately capitalize the asset in order to implement our renovation program and stabilize the asset in less than 16 months. This deal is now well positioned to provide above market returns to investors for the duration of our ownership period. Some high-level results: · 60% increase in average rent from $748 to $1,200 ·?+32% Yield on Incremental Cost from the renovation program ·?10.0% Stabilized Unlevered Yield How we did it? · Updated units with modern finishes consistent with Class A properties in the submarket ·?Billed back for utilities, resulting in a $64,000+ increase to the bottom line ·?Implemented an aggressive digital marketing strategy to attract tenants ·?Improved the landscape, common areas and pool area to provide residents with modern amenities
