    I have accepted an opportunity to do some Acquisition work on the Summit pipeline in Iowa. I was doing some analytics and developing strategic observations. Outside of obvious immediate financial gain via an easement, why should the farmer 100 miles away from point source capture care? How does it bring value to the individual landowner? Here's some insights I found running the #'s: Better Corn Prices: Iowa’s ethanol industry buys about?57%?of the state’s corn, stabilizing and even boosting corn prices by?$0.15–$0.30 per bushel?statewide (Iowa Renewable Fuels Association, 2023; Iowa State University, CARD, 2022). Economic Gains & Community Growth: Counties hosting carbon pipelines can see an annual tax revenue increase of?$25–40 million, directly funding roads, schools, hospitals, and emergency services (Summit Carbon Solutions, 2023). Job Creation & Stability: CO? pipeline projects create around?3,500 construction jobs?and?300–500 permanent local jobs, supporting long-term community stability (Great Plains Institute, 2022). Market Competitiveness & Sustainability: Carbon capture tech reduces ethanol’s carbon footprint by up to?50%, enabling Iowa producers to tap premium markets (e.g., California’s LCFS), increasing ethanol prices by?$0.20–$0.40 per gallon?(Renewable Fuels Association, 2023). A Growing Global Carbon Market: Carbon credit markets are projected to hit up to?$100 billion by 2030—not just a fad, but a strategic growth sector benefiting rural economies (McKinsey, 2021). Carbon pipelines aren’t just about the environment. They represent clear economic benefits, community investment, and market security for Iowa farmers, even those located 100 miles away from ethanol plants. Sustainability meets profitability.?????   • As a life long land owner and a life long rancher/landman, I see the upcoming House Bill proposing expanded setbacks for wind energy projects as yet another example of regulatory overreach that threatens the fundamental rights of private landowners. While proponents argue these setbacks protect neighboring land use, they instead set a dangerous precedent—allowing the state or county to dictate how landowners can utilize their property without just cause. Setbacks in the context of wind energy should be determined through private agreements, not sweeping, one-size-fits-all legislative mandates, and even still we should apply this same regulation to an and all sectors/economic development projects coming through each county. When local or state governments step in to enforce excessive setbacks, they strip landowners of their ability to maximize their property's value and use. This intrusion not only undermines private property rights but also discourages investment in renewables, creating artificial barriers to land productivity and economic growth. Historically, land use regulations have been challenged when they amount to "regulatory takings"—government-imposed restrictions so severe they diminish a property's value without just compensation. Expanding setbacks for wind energy could fall into this category, depriving landowners of fair market opportunities while favoring political agendas or opposing interests. The crux of the issue is choice. Landowners, not bureaucrats, should decide whether to lease their land for oil, gas, wind, solar, water infrastructure and more. If setbacks become excessively restrictive, it won’t just impact wind—it will set a precedent for further government interference in how landowners utilize their property, whether for farming, oil and gas, or infrastructure. Protecting property rights means ensuring landowners retain control over their land’s use. If legislators truly wish to balance land use concerns, the focus should be on fair, voluntary negotiations between project developers and property owners—not government-mandated restrictions that erode fundamental property rights.
