On behalf of our client Harvard University Housing and Real Estate (HUHRE), Northstar is pleased to share an important milestone at 100 South Campus Drive, a project that will bring 276 apartment units, a 75-space below-grade parking garage, and several amenity spaces for university-affiliates to the Allston neighborhood of Boston. The project recently achieved Passive House precertification through Phius, a key component of HUHRE and the project team’s commitment to sustainability. PHIUS sets a rigorous standard for energy efficiency, comfort, and sustainability in buildings. It focuses on minimizing energy consumption through continuous insulation, airtight construction, high-performance windows, and mechanical ventilation systems. Precertification is an important milestone in this process, indicating that the design has undergone a thorough review and meets the stringent PHIUS energy performance criteria. Achieving this milestone demonstrates that the project design is on track and will facilitate full certification once completed and verified. Announcing the grand opening of the Albert Simons Center for the Arts! After a three-year, multi-million-dollar renovation, the College of Charleston now boasts a modern facility complete with a black box theatre, expansive studios, enhanced performance support areas, new computer, and theatre design labs, and more.? ? This long-anticipated renovation has led to a stunning facility, perfectly tailored to accommodate current and future programming needs. RMF has enjoyed being a part of this transformative project, providing engineering design, which also included a new CEP located on the 3rd floor that will serve the newly renovated Simons Center and adjacent buildings.? ? Constructed in 1979, the original four-story structure, spanning 85,000 square feet, served as a fine arts center for a then 5,000-student college. In 2009, The Marion and Wayland H. Cato Jr. Center for the Arts marked the expansion of this arts center, strategically located at the southeast junction of Calhoun and St. Philip streets. The Simons Center has consistently remained a significant cornerstone in the artistic tapestry of Charleston since its establishment and will now carry on this tradition for many more decades with more grandeur and functionality.? ? Last Friday, St. John's College in Annapolis, MD celebrated the grand opening of its new college bookstore, Edensword Hall. The special occasion coincided with Homecoming and included President Nora Demleitner,?Mayor Gavin Buckley,?other esteemed guests, and members of the project team who brought the transformation to life.? ? Project Milestone! The Virginia Institute of Marine Science’s Chesapeake Hall is nearing completion! This 3-story, 68,000 SF progressive research facility replaces the outdated Chesapeake Bay Hall, which has become inadequate for the institution’s research needs. The mechanical, electrical, and plumbing systems are being built for energy efficiency and decades of low maintenance, while withstanding local weather and the building’s proximity to the Atlantic Ocean. The facility will provide: ? Wet and dry research labs, support spaces, collaboration spaces, conference rooms and office spaces (22,500 SF of office space and 45,500 SF for labs). ? Support for existing programs in ecology, ecotoxicology, fishery genetics, immunology, and shellfish pathology. ? An architectural design that emphasizes connection to the environment and environmental stewardship. RMF is providing MEP design engineering working with design partners Baskervill. The project is designed to achieve LEED Silver. Exciting News! Coastal Carolina University’s Thompson Library receives two Green Globes for New Construction. This 64,000 square foot, two-story complex includes library/study spaces, classrooms, and administrative offices that blends spaces for learning and student affairs with cutting-edge and immersive technologies. Highlights include: ? First-floor makerspace, VR and data visualization lab, A/V production studio, study areas, and library services. ? Second-floor Coastal Student Success Center, student computing services, and tutoring centers. ? As part of the project, a new central heating water satellite plant provides hydronic heating to the new Library Learning Complex and three existing buildings on campus. Featuring three 2,000 MBH, natural gas-fired ultra-high efficiency boilers, this system ensures energy efficiency and sustainability.
