As SXSW takes over Downtown Austin, the true appeal of urban living is front and center for those experiencing the festival right in their own backyard. Last summer, we had the privilege of adding to the city's skyline as we delivered The Linden, a stunning 28-story tower at 17th & Guadalupe. With 117 sleek, modern units, this project perfectly encapsulates the convenience and energy of downtown living. Despite the tight site conditions and the complexities of urban infill development, our team delivered a striking project to contribute to the ever-changing Austin landscape. Building: The Independent Location: Austin, Texas ???? Completed: 2019 Height: 690 ft (210m) Floors: 58 Floor Area: 950,001 sq ft (88,258m sq.) Apartments: 370 Architect: Rhode Partners The Independent is a residential skyscraper in Austin, Texas. At a height of 690 ft (210m), it is the second tallest building in the city. The building was proposed in 2014, construction began in 2016, and was completed in spring 2019. It has 58 floors, 370 condos, and it has been nicknamed the "Jenga Tower", and the "Tetris Tower". The 9th floor contains amenities such as a heated pool, club room, playground, and dog park, while the 34th floor contains a fitness center, yoga deck, and an outdoor lounge. Rhode Partners attended the awards ceremony for the?IIDA Texas Oklahoma Chapter?this week to celebrate Starlight! The project was recognized for its interior design excellence in the Living category. Starlight is a 5-story urban infill apartment project located in East Austin featuring studios, one and two-bedroom apartments along with townhome units. The project’s guiding design principles reflect the midcentury modernism that defines the iconic resort style of Palm Springs. Starlight’s interiors mirror this design intent with custom millwork, a robust art program, integrated signage and wayfinding, plush furnishing, and sculptural fireplaces. Indoor and outdoor amenity spaces are designed to blend together with open layouts and desert landscaping in the pool deck, cabanas, and sky lounges. It was a great opportunity to reflect on the journey from concept to completion and to see how the space continues to thrive. ULI is hosting project tours of two of our standout student housing projects on a ULI NEXT tour tomorrow—Torre and Villas on Rio. Both projects feature architectural solutions to stepback plane requirements including a dramatic 62-degree curtainwall and a dynamic, tiered composition of townhomes and flats.
