ReVital Development Group has closed financing for the construction of Sweetwater Apartments II, an affordable housing community, in partnership with Birdsong Housing Partners and The Greater Lake City Community Development Corp., a 501(c)3, CDC and CHDO.?The Sweetwater Apartments will be a multiphase development, with this initial phase creating 48 new affordable homes for families in Lake City, Columbia County, Florida earning up to 60% of the Area Median Income.?In addition to private debt, Sweetwater II was awarded 9% low-income housing tax credits from Florida Housing Finance Corporation, along with $1.375 million of funding provided by the National Housing Trust Fund.?We’re grateful for all of the partners who participated in contributing to this development, including the City of Lake City, Columbia County, Florida Housing Coalition and PNC Bank, our tax credit investor providing $13.5 million in tax credit equity. We look forward to another successful development design by PDS Architecture and Boral Engineering & Design, Marmer Construction, Inc. as the general contractor, and our green building consultant Community Development Reimagined/Diana Giraldo. Last week, we officially broke ground on our newest developments, Hermosa North Fort Myers I & II! ReVital Development Group is developing Hermosa in partnership with Birdsong Housing Partners and the Lee County Housing Authority, a community that will deliver 160 affordable housing units for seniors aged 62 and over, earning up to 60% of the area median income. We’ve worked hard with our design team and general contractor to ensure Hermosa is not only affordable but also sustainable, energy-efficient, and designed with the needs of our future residents in mind.?Our goal was/is to create spaces that seniors can enjoy for many years to come – spaces that foster a sense of belonging, pride, and stability. Hermosa will be the first new development of its kind in over 30 years in North Fort Myers, and first in Lee County to incorporate the benefits of Florida Senate Bill 102 aka Live Local Act. Development funding consists of 4% and 9% tax credits, as well as construction debt provided by Bank of America, utilizes federal and state Hurricane Ian recovery funds; $5.25 million in CDBG-Disaster Recovery (CDBG-DR) and $2.75 MM of Hurricane Housing Recovery Program (HHRP), tax-exempt bonds issued by Florida Housing Finance Corporation along with SAIL, SAIL-ELI and NHTF funds, permanent debt provided by Citi Community Capital and Neighborhood Lending Partners, Inc., a Tampa-based CDFI, also providing Capital Magnet Funds. As we reflect on 2024, we’re filled with gratitude and humility.?This year has been ReVital Development’s most productive year to date!
