Renovations with Roland was started in 2014 by our CEO, Roland Kier. As the son of a real estate broker, Roland was introduced at young age to the intrinsic value of real estate and how it can enhance the quality of life and socioeconomic upward mobility. Upon the advice of his father, Roland took the same passion of service and commitment that he honed during his corporate sales/sales leadership career and began his own real estate journey by obtaining his real estate license in 2014. Over the past 10 years, he strategically saved and started building a portfolio of single-family investment homes for himself, Some were buy and hold traditional rentals & STR's (Short Term Rentals), while others were fix and flip. His core focus is doing what’s best for the customer while utilizing a win-win philosophy. Working with both investor and retail clients helped Roland become adept at understanding how to best provide value to the client. As a result of his extensive knowledge, he has been able to impress upon others the inherit value of owning and investing in real estate. #TeachingRealEstateTuesdays Good deals don’t just land in your lap. Finding good deals is more like a treasure hunt. You have to turn over dozens and dozens of stones before you find a hidden gem. Periods like 2008 – 2011 during the Great Recession are the exception to this rule. The treasure hunt for real estate deals was much easier then. Warren Buffett in his 2016 letter to Berkshire Hathaway shareholders described this period nicely Every decade or so, dark clouds will fill the economic skies, & they will briefly rain gold. When downpours of that sort occur, we must rush outdoors carrying washtubs, not teaspoons Here is an excerpt from Dave Ramsey Dave Ramsey, “HIRE” a real estate expert (agent), buying for the right (low) price, & do NOT believe what you see on HGTV “Flipping a house means you purchase it, make updates & improvements, and then sell it—all within a fairly quick amount of time When flipping a house, remember that the key is to buy low. In most cases, you can’t expect to make a decent profit unless you’re really getting a great deal on the front end. Before you jump into house flipping, talk to a real estate agent about the potential in the local market Flipping houses isn’t always as glamorous as the HGTV shows make it seem. If you absolutely love hands-on work, then have at it! But make sure to budget plenty of time and money for the process. Updates & renovations almost always cost more than you think they will I was taught the following phrase from one of my newer investor clients – “Pigs Get Fed, Hogs Get Slaughtered”. Build your team, feed your team & your team will feed you Real estate is a team sport, & you are the leader of your team. You don’t necessarily need employees, but you will need independent contractors & advisors who can help you in their areas of expertise Building a real estate team is a important “Inner Circle” – your personal, closest team members – Spouse Business partner – Mentors / personal advisers – Licensed Realtor who preferably is an investor/Licensed Realtor who specializes in working with investors “Support Circle” – your fiduciary or critical relationships who help you with important, ongoing tasks – Property manager (if applicable) – Attorney specializing in real estate or business – CPA – Lender(s) *Mortgage lender – for long-term financing *Hard money lender – for short-term financing *Private money lender – for flexible, short/long-term financing “Service Circle” – functional relationships for tasks you’ll need for your investments – Closing agent/title company – Home inspector – Electrician – Plumber – HVAC technician – Handyman – Painter – Yard service – Pest & Moisture control – General contractor (for bigger remodels/pulling permits) Roland Kier CEO – America’s Best Smart Realty Principal Broker – Georgia/Florida/Alabama Markets [email protected]

#WhatIfWednesdays The cost of living has?spiraled, the threat of?layoffs?(thanks to AI & overhiring) looms, & flexible working arrangements won before bosses started issuing return-to-office mandates are now?like gold dust. That's why, after three years of workers quitting their jobs at a record pace—about?47 million Americans?left their jobs in 2021 alone—experts have reassured employers that 2024 will be the year of the “Great Stay”. Even?the professor?who coined the term “Great Resignation” predicted that it would fizzle out by New Year's Eve 2023. However, new data from?LinkedIn?&?Microsoft?shows that they might have been overly optimistic. The two tech giants surveyed 31k individuals across 31 countries & found that the percentage of people (46%) who want to quit their jobs in the year ahead is actually higher than in 2021 (40%). Adding to the alarm, American employers are in for a rough ride: Workers feel burned out & undervalued - LinkedIn & Microsoft told?Fortune?that three reasons behind the sudden uptick in workers eyeing up the exit were burnout, a lack of learning opportunities, & artificial intelligence. Likewise, “While it’s easy to mistake low attrition for contentment, in reality, many employees feel stuck & wish they could do something new, but haven’t (yet) made the leap,” LinkedIn COO Daniel Shapero recently wrote in a blog post on?preparing for The Great Reshuffle 2.0. #TeachingRealEstateTuesdays "Date The Rate, Marry The Home" 'Don't Wait To Buy Real Estate, Buy Real Estate And Wait The average value of real estate in America over the past 82 years has increased in 76 of those 82 years. Pro Tip: No Tax On Appreciation (aka Buy & Hold Like Buffett) Option #1: Buy & Hold, Live In as a primary residence. Option #2: Create passive cash flow (whether it is a traditional rental, cheap "affordable housing" rental or an Airbnb type of an investment property). One of the most tax-efficient methods to build wealth is simply not selling. Warren Buffett often says “my favorite holding period is forever.” When you sell, you pay transaction fees, commissions, and taxes. All of these costs drag down your long-term performance because you forever lose the ability for those dollars to compound and grow. And real estate appreciation doesn’t get taxed by the IRS. So, if you buy and hold for many years it’s possible to let your net worth grow with minimal tax exposure. And when you do choose to sell, real estate has other benefits. I emphasize that waiting for the "perfect time" or a "crazy deal" might mean missing out on opportunities, as the perfect moment rarely presents itself. #TeachingRealEstateTuesdays & Tee Shirt Tuesday's message with a little shoe game ?? Lol I've been told "Real Estate Is My Hustle" (tongue in cheek sarcasm), so I have decided to embrace this moniker of "Real Estate Is My Hustle" ?? So yeah...it's "My Hustle" that I am highly skilled and educated at, where I put my "Hustle & Flow" to work for the greater good to help other people reach their "WHY". My journey began almost 10 years ago when I earned my real estate license and since have completed over 350 to 360 licensed hours in three states where I am licensed as a Broker. However, the real turning point was nine years ago when I started strategic real estate investing. "My Hustle" was my way out! This was the foundation for my financial freedom, enabling me to leave my corporate career behind. As of January 2024, I've done exactly that after putting all the pieces in place. In all seriousness, it's not a "Hustle", it's a Profession, it's a Career, it's a Passion....real estate is the most expensive purchase a person will most likely do in their life.....its need to be MORE than a "Hustle". FInancial Freedom is the key, but it isn't solely about money. It's about not worrying about money so you can have the TIME to pursue your "WHY". Financial freedom can mean different things to different people, but it almost always comes down to having control over your TIME. In closing, I'm certain that many of you out there have shared similar thoughts & aspirations but may have postponed pursuing them for various reasons. From my own experience, if you are waiting for an exact "mythical" monetary dollar amount saved or income, there is NO "perfect time" to start however it does take planning ahead of time (in my case 7-9 years) & executing methodically. Recently, I've been fielding questions about strategic real estate investment, particularly in renovating and flipping entry-level starter homes. While reviewing past projects, I stumbled upon the following information. When we first acquired this house, it was in dire condition—a mere shell, scarcely resembling a home. However, through extensive renovation, it underwent a remarkable transformation. We removed the roof and added a full second floor, complete with two bedrooms, a full bathroom, a laundry room, and an upstairs living room. Essentially, it became a brand-new construction, with only the original foundation remaining unchanged. Additionally, we expanded the footprint on the main floor to include a luxurious owner's ensuite. Renovations With Roland - Arlington Project Renovation project sold, above asking price. $0 Seller Closing Cost Contribution $92k Profit For The Investor Here are the numbers: Purchase Price - $65k Renovation Cost - $117k Approximate Carrying Cost (monthly mortgage/loan/utilities/staging) - $23k This should have been significantly lower, in the $12k - $15k range which would have brought another $8k - $10k (5%) back to the investor. Total invested by the client is $205k Sold for $296,750 Investor PROFIT RETURN of $91,750 (44.75% ROI) This is how you build Generational Wealth.
