I’m not here to tell anyone to buy a home today—but I think it’s worth discussing the full picture. Sometimes, opportunity looks different than we expect. For Perspective - Mike Davidson at redT Homes helped me buy a brand-new home in Littleton, Colorado, and I put my money where my mouth is! I believe there are some major advantages to buying right now—advantages that might not be around when rates eventually drop: Builder Incentives – Many home-builders, like redT Homes, are offering attractive perks like rate buy-downs and cash toward closing costs. These deals won’t stick around once interest rates come down and demand surges. This, in large part, was how I was able to buy. Low Competition – In Denver, homes are currently sitting on the market for an average of 62 days. When I bought, I faced almost zero competition. The moment rates drop, competition is going to skyrocket - driving prices up and creating bidding wars. Buyer’s Market Advantages – Right now, buyers have leverage. Negotiating better terms, securing incentives, and finding the right home without the stress of a frenzy— it honestly felt like I was cheating the system. We’re thrilled to share that our W Gill project received a unanimous YES from the Denver Planning Commission! This marks a huge milestone as we move forward to City Council in the coming months for final approvals. This project will bring 25 thoughtfully designed townhomes to a currently vacant parcel next to a park in the Athmar Park neighborhood, aligning with redT’s mission of sustainable, community-focused development. A huge shoutout to Alec S., our Development Project Manager, for his exceptional professionalism and representation throughout this process. His hard work and dedication ensured that our project met Denver’s planning and rezoning criteria while reinforcing redT’s commitment to community engagement.
