Earlier this month we had the privilege of closing on Citrus Villas in Chula Vista, CA. Citrus Villas is a 57-unit senior housing community being developed by Matt Jumper and the team at SAN DIEGO INTERFAITH HOUSING FOUNDATION. At a total development cost of approximately $450,000 per unit, Cirtus Villas is one of the most efficient affordable housing projects that will be delivered to market in California this year. Red Stone Equity Partners LLC is pleased to have had the opportunity to partner with the Foundation and provide roughly $7.3 million of tax credit equity to help finance the construction of the project. Thanks to our internal team here at Red Stone, Reza Taj and Cathryn Rezabek, for a smooth closing as well as our financing partners at Lument, Nicholas Hamilton and Josh Land, who acted as our bond underwriter and placement agent. We were pleased to have had the opportunity to celebrate the grand opening of The Meridian in Santa Clara last week with CRP Affordable Housing and Community Development. The Meridian benefited from progressive local and state by right zoning incentives which allowed for the project to be designed, financed, permitted and completed in less than 3 years which is lightning speed for an urban infill affordable housing project of this scale. Thanks to CRP's efforts, fifty-nine family households earning between 30% and 80% of area median income are now able to call The Meridian home. Red Stone Equity Partners LLC is thankful for the opportunity to provide the roughly $23 million equity investment into the partnership with Paul Salib, Seth Sterneck and the whole team at CRP. We are also thankful for our partnership Hao Li of Citi who provided the construction and permanent financing for the project as well as Brent Hannah of Monarch Private Capital who syndicated the California state housing credits. Congrats CRP!

Element Properties is proud to celebrate the opening of Zinnia, a new permanent supportive housing project in Longmont, CO. This week more than 30 adults moved off the streets or out of shelters and into trauma-informed supportive housing with some of the best case managers in the business. The rest of the 55 units will be occupied next week. We are so grateful to our partners, including All Roads, Colorado Housing and Finance Authority, City of Longmont, Shopworks Architecture, I-kota, LLC, Colorado Department of Local Affairs, Longmont Housing Authority, Red Stone Equity Partners LLC, Legacy Bank and Trust, Mental Health Partners, Impact Development Fund (CDFI), BeauxSimone Consulting (these projects take a village!).

Yesterday, we had the honor of celebrating Public School 75 in Washington, DC as it received the 2024 Advisory Council on Historic Preservation/ U.S. Department of Housing and Urban Development Secretary's Award for Excellence in Historic Preservation. Opened in 1925, Public School 75 sat vacant for two decades before it was revitalized to provide affordable housing and supportive housing for veterans. This adaptive reuse project now offers 47 homes, with 33 providing supportive services for veterans and military service-disabled individuals, as well as communal spaces for the surrounding community. ACHP Chair Sara Bronin and U.S. Department of Housing and Urban Development Acting Secretary Adrianne Todman today presented the 2024 ACHP/HUD Secretary’s Award for Excellence in Historic Preservation to Buffalo, NY, Public School 75. The partners restored a school building that first opened in 1925 to affordable housing for veterans and military service-disabled veterans. The project also included 12 new buildings with 18 units on formerly vacant land adjacent to the school.
