Founded in 2013, Rebar Capital has emerged as a highly disciplined, premiere real estate acquisition and management platform. Our partners have acquired and manage approximately 880 multifamily units and 60K square feet of office space in the central US. We did not seek to be like everyone else. We strive to be better. Our leadership comes from outside the industry -- bringing a new perspective and skills from investment banking, venture capital, and operations -- with a single goal of delivering superior returns on both an absolute and risk adjusted basis. We believe our superior returns to date stems from excellence in all core acquisition disciplines: vast deal flow, area and property analytics, and transaction capability. Returns have been augmented by our in-house management company, Hammer and Saw Assets.     Wearing two hats – Venture Capitalist and Real Estate owner-operator – makes for many exciting times – especially with investment and acquisition opportunities becoming both more abundant and transactable. Let me share some words on Rebar Capital and our real estate activities. We are a top-tier cash flow investor in workforce multifamily apartments.?We have transacted one deal at a time with strict investment criteria – returning near 30% IRR on our exited portfolio, and high teens cash-on-cash in our active portfolio since 2012 across nearly 1,000 apartments (today’s portfolio is around 800).?We have not made a single acquisition since 2017, patiently waiting for the right acquisition opportunity. Our time has come.?We have made two offers to acquire properties this year (that meet our return profile).?One of these properties is an “institutional sized” property of nearly 700 apartments – a step up in our operations – and the other a traditional investment (100-200 units).?But based upon increasing deal flow, we will close investments this year.?And achieving success will require additional investors – both high net worth individuals and aligned institutions.
