In October 2024, the Austin-Round Rock-San Marcos area showed signs of adjustment with increased inventory and a shift toward a more balanced market. Active listings rose by 9.3% to 11,599 homes, bringing the region's inventory to 5.1 months, up from 4.6 months a year earlier. Despite this, home sales were slightly down, with residential sales falling 1.5% from October 2023, and median prices dropped by about 3% to $430,000. The average home sold for 92.7% of its list price, indicating that buyers now have more room to negotiate. Mortgage rates, averaging 6.4%, remain a key factor impacting the market, and experts predict they will stay in the mid-6% range into 2025. Sellers are urged to adopt more competitive pricing strategies to attract buyers, as high interest rates limit purchasing power. Overall, the market remains resilient, with inventory levels normalizing and homes still in demand for long-term investment.
