A down payment as low as 10% can control 100% of a property, which is much more challenging in other types of investments. 3) Tax Benefits - Property owners can deduct expenses like mortgage interest, property taxes, and property management fees, which reduces taxable income. Investors can also defer capital gains taxes by using a 1031 exchange to reinvest in new properties. 4) Scarcity - Land is finite. Land is inherently scarce since there is a limited amount of it. Unlike stocks and other asset classes where the companies can issue more shares, we can never create more land. If you’re in the market to buy or sell a home, you’ve probably heard that Sellers are no longer paying Buyer’s agent’s commissions! So is this actually true or is it just misinformation? RealiFi Realty is here to give you the facts! The biggest change is that commissions for Buyer’s agents will no longer be pre-negotiated with the Seller by the Listing Agent, so you won’t see a Buyer’s Agent commission offered on listings. Instead, each Buyer will negotiate the commission with their own agent, and they will sign a written Buyer Representation and Broker Compensation agreement, prior to their agent showing them any properties. When the Buyer submits their offer to the Seller, they will request if they want the Seller to pay for their obligation to pay their agent’s commission and how much. If you’re a Seller, you shouldn’t refuse to pay for a Buyer’s Agent’s commission just because you don’t have to. Sellers should focus on the price they are netting after all commissions and concessions, but also understand the benefits of potentially paying a Buyer’s agent. If the Seller doesn’t pay for the Buyer’s Agent’s commission, the Buyer has to reduce their down payment amount by the commission amount, so at best, they would have to reduce their purchase price, but at worst, they may no longer qualify for the loan at all, or qualify for a much lower purchase price. At the end of the day, commissions have always been negotiable, and they still are, but the procedures have changed and this will hopefully create more transparency for all parties in the transaction. If?you’re in the market to buy a home, you should beware of unpermitted additions! Unpermitted additions are changes made to a property without proper city permits. Sometimes people do this to save time or money, or they just didn’t know they needed a permit! This can include room additions, garage conversions and major remodels. Unpermitted additions do not necessarily mean that the construction is inadequate, but it does mean that the construction has not been verified by city inspectors that everything was built to code. Unpermitted additions are pretty common, especially in older homes, so it does not necessarily mean you should not buy the home, but, there are risks to consider! Safety issues are a concern if any electrical or plumbing work wasn’t done properly and the city might require you to bring the unit up to code if they discover that you have an unpermitted addition. Another potential issue to consider is whether that would affect the appraisal value of the property during escrow.
