I agree with Bill McBride that the next few years will see higher real estate prices even with high interest rates. Housing is senstive to interest rates but the rapid rise in US money supply will continue to drive inflation higher even though short-term statistics may sound promising. The best time to buy real estate was four years ago. The next best time is now.

Will Bill McBride predict the next housing crash for 2025 ? Renowned housing analyst @Bill McBride, who accurately foresaw the 2008 housing crash and the 2012 market rebound, offers his latest insights on the current housing landscape. Unlike 2007, McBride believes today’s market resembles the 1978-1982 period, marked by soaring prices and high interest rates without a nationwide price collapse. 1. Resilient Construction Employment ? Despite recession fears, residential construction employment remains robust, driven by strong new home sales and single-family housing starts. ? Homebuilders are keeping the market afloat with incentives like mortgage rate buy-downs, even as multi-family and commercial real estate sectors face challenges. 2. Rising Inventory and Home Prices ? Traditionally, home prices drop when inventory exceeds six months. Yet, in 2022, prices fell with just three months of supply due to rapid inventory increases and cautious sellers. ? As inventory levels rise, price growth is expected to slow, potentially declining if supply surpasses five months. 3. Climate Change and Regional Shifts ? Sharp inventory increases in Florida and Texas are linked to unaffordable homeowners’ insurance amid climate change. ? McBride predicts a northward population shift as climate change makes northern areas more attractive. 4. The 2008 Crash Revisited ? McBride’s early prediction stemmed from unsustainable lending and overheated home prices. ? Key indicators included rising distressed sales and inventory spikes, leading to the financial crisis. 5. Long-Term Market Forces ? Restrictive construction policies and climate change pose significant challenges, especially in the Southwest. ? Favorable demographics and climate adaptation could benefit states with ample water and buildable land. Bill McBride’s nuanced outlook suggests a complex housing cycle with regional variations and long-term factors at play. While cautioning about potential weaknesses, his analysis points to a more balanced market compared to the previous crash. I love this!
Imagine getting rejected 100 days in a row. Entrepreneur, Jia Jiang overcame his fear of rejection by seeking it out. By making unusual requests, like borrowing $100 from a stranger. Here are the lessons he shares in his Ted talk: ? We get desensitized to rejection. ? Fosters personal growth and success. ? People say "yes" more often than we expect. Every successful person: ? Has self doubt?? ? Imposter syndrome?? ? Not feeling good enough? Because these are just part of being human.? But many self-reject by: ? Not even trying ? Waiting to be certain ? Assuming the answer will be "No" If you don't go for it, the answer will always be "NO". Found this valuable???Please repost ?? P.S. What's your take?
