    We are making all ADU-related city decisions public! If one out of the 150+ cities we track changes its ADU legislation, we include it directly into our newest article --> Nationwide Trends in ADU Regulations Why? Because we are huge fans of ADUs and want to encourage their adoption as much as possible. You can find the link in the comments, but I'll give you the quick overview of our findings: State vs. City States have increasingly used preemption to override local zoning and ensure ADUs are broadly permitted. Over the last 6 months, we saw Californian cities from Santa Ana to Corona to San Diego adapt to SB 1211 and AB 2533, thus eliminating restrictive parking requirements, expanding ADU sizes, and legalizing previously underpermitted units. Another state experiencing change is Arizona with cities like Phoenix, Tucson, Chandler, and Scottsdale adjusting their local zoning code to HB 2720, thereby updating setback, density, and design provisions. Zoning Revisions Even without state preemption, cities advocate for more ADUs. We see a widespread push towards: - Broadening Permissible Uses - Simplifying Permitting Processes - New ADU Districts - Increasing Housing Options - Supporting Sustainable Urban Growth - Innovative Variances and Special Permits Also, there's lots of activity in Honolulu, Denver, Richmond, Los Angeles, and Nasvhille.     Local Land Use - March Update. This week's article includes a 988 acres annexation, a 612-unit MF project, and a record amount of city-owned lot sales & auctions. Noteworthy decisions: - Attivo Trail Omaha, a 612-unit MF development received a mixed-use district development agreement. Congrats to Haverkamp Group. The project is part Avenue One - a live, work, play neighborhood. - 930 McCarter, Newark, a 25-story high-rise mixed-use tower at the riverfront in Newark was approved for a community benefits agreement. The project, developed by Boraie Development consists of 333 resi units, 20% designated as affordable housing, and 3,750 sqft of ground-floor retail. - 988.81 Acres Annexation by Columbus, OH The story of this week is Record Lot Sales & Auctions of city-owned parcels (since we began tracking in July 2024). Noteworthy mentions: - Chicago, IL - 32 lots sold through ChiBlockBuilder - El Paso, TX - 17 city-owned properties sold in Union Plaze for approximately $9.3M - Houston, Fresno, Riverside, selling a handful of properties each - Hamtramck, MI having a silent auction.     5000+ city decisions for the largest 150 cities nationwide. What's the most interesting / society-benefitting analysis I should do? Usually, we work with large nationwide developers, PE firms, or asset managers. We use their investment thesis to find the most relevant decisions or we track specific cities/topics exclusively for them. However, for my future "blog post analyses" I want to focus on topics that benefit people or groups that might not be able to afford ReZone. For example, focusing on the latest affordable housing programs or analyzing all decisions related to ADUs. Instead of just focusing on topics that are interesting to me, I figured I'd be a cool idea to consult my LinkedIn community on what they want to see next. Just put your thoughts in the comments. I'm open to everything :) PS: Included some previous blog articles as inspiration.

    A friend recently said "there's no mixed-use developments in Arizona", so I set out to prove him wrong. Out of 1156 tracked city decisions, 76 were mainly related to mixed-use, walkability, or car-free communities. Noteworthy Projects - Skye Tempe (27-story high-rise in the heart of Tempe) by Lamar Johnson Collaborative - Hawes Crossing (1,100 acre master-planned community in Mesa) by High Street Residential & Lennar - Cosanti Commons (79,200 sqft commerical & 345,000 sqft MF) by High Street Residential - Mesa Royale (high-quality, pedestrian-friendly 89 unit affordable housing) by Chicanos Por La Causa, Inc. (CPLC) & Perlman Architects of Arizona - Stonebridge Live/Work (23,148 sqft - integrating residential, office & commerical spaces) - Mixed-use development in Tucson by Central Barrio Development, LLC Citywide Legislation - Adaptive Reuse Amendments to Mesa Zoning Ordinance Mesa introduced the adaptive reuse permits, which allow conversions without requiring conditional use permits, rezonings, or public hearings. ~10% of all commerical, industrial, and office buildings in Mesa, AZ are elegible for redevelopment under Ordinance No. 5904. Could there be more? Of course.     How do Annexations Shape Modern Cities? We analyzed all annexations in the 100 largest cities and uncovered five major trends in the last 6 months: 1. Residential Growth & Housing Demand Whether SFR subdivisions, multifamily communities, or affordable housing initiatives, most cities focus on expanding their boundaries for the development of housing. 2. Growth-focused Infrastructure Partnerships There's a recurring trend of partnering with utility districts to fund and manage infrastructure in newly annexed areas. 3. Industrial & Commerical Megasites Industrial sites can often be unpleasant. However, they provide job opportunities and are crucial for a city’s financial well-being. That’s why cities usually place them around the edges and create buffer zones between large industrial/commercial sites and residential zones. But what happens when a city runs out of space? Annexations. 4. Realigning Jursidictions and Extraterritorial Releases Sometimes annexations (or disannexations) have nothing to do with new development. Sometimes a city simply wants to clarify confusing boundaries or respond to evolving state laws on ETJ releases. 5. Environmental and Watershed Considerations With the most recent catastrophes, it's interesting to see annexations that relate to floodplains, water resources, and watershed protection. It allows the city to enforce stricter regulations and manage flood risks and water quality. The full article is linked in the comments.
