    Nearly four years ago almost no one in the #Boston?development scene knew Sean Kelly-Rand or RD Advisors existed. Now I believe?it’s?fair to say RD Advisors and myself well entrenched in the Boston development scene. Here is how it all took off: In 2019, we were wary of an oncoming recession, so we slowed lending significantly.?We built up a significant (for us) cash reserve on our balance sheet which we carried for the initial portion of the pandemic.?Holding so much cash hurt returns, and at the time there was significant pressure to deploy the capital. Other lenders?didn’t?stop as quickly and/or were highly leveraged so when building finally opened up again they?didn’t?have the capital available. We?were one of the few lenders still active. And clients found us.?When developers/investors asked who still had capital available to lend our name quickly spread throughout the market. One quote:?“Pre-Pandemic I had never heard your name; Post-Pandemic I can’t stop hearing it” We'll still cautious, very careful with how we deploy capital, but also a continual participant. That discipline not only gained us clients but also investors and banking and other capital relationships.     Develop an Iconic Single Family in South Boston! We (RD Advisors) just launched the sale of 917 E Broadway.     $7 Trillion. I want a small slice. $7 Trillion is now what is sitting in money market funds! That is an absurdly large number. Money market funds are paying around 4.5%, and while not awful, that is less than half of what our investors earned on average since inception ( senior debt on real estate). I'm not saying every investor should dump their money market exposure and jump into private credit (or private equity or the public markets). However, imagine how much better off the US economy would be if those funds were going to finance housing construction or small businesses? And this is what economists mean by "crowding out" investment - when the government raises rates it's harder for smaller businesses to raise funds for their own projects. So while I don't want all of it, if there is an investor or two looking for a better more productive home for their capital than money markets, then I'd like to be on the call list.     Sh!t goes wrong. And it's often out of your control. - A project is nearly complete and the gas company goes on strike and holds up the sales of condos - Pandemic happens and all construction projects are shut down - New inspector requests all sorts of changes on previously approved plans. - Longshoremen go on strike with your shipment of kitchens stuck … All this happens while you are paying carrying costs, interest, taxes, insurance, fees, employees... i.e. bleeding cash until project completion… Add to that a dose of natural disasters, fastest interest rate hikes in decades, and a few key employees quitting, and a bankrupt subcontractor.... Real world lessons in development. Development is Tough. This is one of the messages I conveyed to the students at Harvard GSD's Real Estate Masters program.? The group appreciated the brutal honesty and real examples. Too often the development and investment journey is glorified, glossing over the messy details and frequent setbacks of real world projects. Development is not for the faint of heart. You have to have an overabundance of confidence, courage, cash, and perhaps a little less sanity. Which is perhaps why RD Advisors ended up on the lending side of the business.?     “Let’s Let The Builders Build.”If we want more housing leading to a lower cost of housing (rents and ownership) we have to allow builders/developers to build. The concept is that simple. We can talk about interest rates, construction costs, labor supply, prices, etc... but the main barriers to new housing supply are simply bureaucratic (zoning, permitting, regulations) that are controlled by the cities and towns.     Inflation is down close to 2%! Time to drop rates again? How do concerns on the financial sector weigh in? Two items that fundamentally impact the bond markets: FED funds rate, and the strength of the underlying economy… and perhaps the health of the banking/financial sector. Inflation data seem to indicate that prices are coming under control but not quite at or below 2%. And employment seems to be holding strong (unless Friday’s data indicates otherwise).? So no huge rush for FED to drop rates and have to raise them in the future. That leaves the banking/financial sector. The FED has to be worried about the financial institutions. It can't look good that defaulted CRE loans are piling up, imho. I say there are surprises lurking in the financial system and the FED holds rates higher for longer until they really need to step in.
