Just finished these two great books on Real Estate. I’d highly recommend to anyone! They cover everything from financial analysis and property types to syndications and knowing when to walk away from a deal. A little summary excerpt of The Real Estate Game: The four pitfalls of development: 1. Inexperience- not only in Real estate in general, but going from one property type to another or into a different community. How do you beat inexperience? “… identify and manage the risks inherent in each phase of the game… Do your homework. Check references.” 2. Undercapitalization- understand how to leverage your properties. Your equity doesn’t do much for you if it’s sitting, illiquid in the property. Understand leverage and its risks can allow you to launch multiple projects simultaneously. 3. Ignoring the changes in the external context- everything from capital markets to the local zoning board. If you don’t understand the external context, you’re playing with one arm tied behind your back. 4. Ego- Real Estate people tend to be those undaunted by big challenges, excited by hard projects, and hate to be bored. “They believe in their heart that they have the skills to manage or at least negotiate their way through whatever comes up.” These can be excellent traits on the upside of the market but can destroy a portfolio on the downside. How do you beat this? Be a human, spend time with your family and friends, have hobbies. And have a partner who can call you on your bull, and whose opinion you value. And from “Making it in Real Estate” “… even if you’re going to lose $50,000 in due diligence costs, walk away from deals that turn out to be wormholed. This is easy advice to give and hard to follow, but to succeed, you have to learn when to leave your ante on the table.” Lies, damn lies and the IRR: “The breathtaking fallacy behind every IRR analysis ever prepared is obvious: it assumes that one can predict highly complex and interrelated financial conditions-interest rates, cap rates, tenant demand, new competition, population growth, personal income shifts, and so on-10 years hence… We all have our self delusions. Having them about numbers and the future value of our acquisitions can be an expensive mistake.” Also don’t forget that we have our first meeting this Friday, the 19th, at Java Burrito on E Broughton in Savannah, GA!
