Our Ramsey Historic Consultants, Inc. team is excited to learn that the James C. Curtis & Co. Building at 1220 W. Van Buren Street in Chicago has been officially listed in the National Register of Historic Places. Completed in 1910 in Chicago’s Near West Side neighborhood, 1220 W. Van Buren is a well known to commuters along Interstate 290 west of the downtown Loop. The building started life as a casket manufacturing facility and then for 70 years was the home to the menswear maker Oxxford Clothes, Inc. This National Register listing officially qualifies 1220 W. Van Buren for federal and state historic tax credits. RHC is assisting building owner Base 3 Development pursue HTCs for a residential conversion with the help of our friends at Filoramo Talsma Architecture and SGW Architecture & Design. Our RHC colleagues Emily Ramsey and John Cramer have led our team's National Register nomination and historic tax credit application efforts. Sometimes our biggest milestones fly right past us! This summer,?Ramsey Historic Consultants, Inc.?celebrated our 10th?anniversary as a historic preservation consulting firm. Since RHC’s start in August 2014, our team has consulted nationwide?on?over 100?federal and state historic tax credit-funded rehabilitations, many of them award-winning; listed dozens of historic properties in the National Register of Historic Places; and helped our clients access hundreds of millions of dollars?in?federal, state, and local historic rehabilitation incentives. We love our work as historic preservation consultants, and we hope it shows! We are inspired every day by the dedication and innovation of our building owner and developer clients and our professional colleagues – architects, engineers, contractors, investors, attorneys, accountants, historians, advocacy groups, government partners, and many more – with whom we work with every day. Ramsey Historic Consultants, Inc. is delighted to be assisting the team rehabbing the historic Galena Hotel in downtown Aurora, Illinois. Completed in 1862, the Galena Hotel is one of the city's oldest surviving structures and provided accommodations for Aurora residents and visitors for over 150 years. Developer Fernando Barrera plans a sensitive adaptive reuse of the vacant building for new micro-apartments which will also make the interior fully accessible for the first time. RHC is proud to be part of Fernando's team along with the architects at Larson & Darby Group and contractor Jesus Torres. An Aurora local funding incentive along with the use of 20% federal historic tax credits and the 25% Illinois River Edge historic tax credit program will be critical to making this rehabilitation a success. Our RHC colleagues John Cramer and Emily Ramsey recently assisted the Galena Hotel team with their successful federal historic tax credit Part 2 application, approved by the National Park Service and the Illinois State Historic Preservation Office. Last week, Ramsey Historic Consultants, Inc.’ own Emily Ramsey participated in a panel discussion hosted by the @JPMorganChase Community Development Banking Historic Tax Credit team and held at The LaSalle Chicago, Autograph Collection in downtown Chicago. The evening panel’s theme -- “Heritage in Transition: An Approach to Building Conversions” – continued the ongoing conversation on the challenges and opportunities in office-to-housing adaptive reuse projects. The panelists also talked about their experiences using historic rehab incentives like federal and state historic rehabilitation tax credits, and about the City of Chicago’s own LaSalle Street Reimagined program and its goals to help make the downtown Loop’s busy financial district even more vibrant and sustainable. This lively panel also included Michael Edwards of the Chicago Loop Alliance, Michael Reschke of The Prime Group, Inc., and Emily Thrun from the Chicago Department of Planning and Development. Located at the far north end of the city in Chicago’s Rogers Park neighborhood, the Werner Brothers Storage Warehouse’s ornate 1922 terra cotta fa?ade is well known to riders of the CTA Red Line train. This National Register listing officially qualifies the Werner storage building for federal and state historic rehabilitation tax credits. Fantastic news from the Milwaukee Rep about reaching their fundraising goals for the rehab of their iconic downtown Milwaukee home. The Milwaukee Rep is Wisconsin's largest performing arts organization in terms of audiences served and is one of the largest professional theaters in the country.?The Rep has called the historic Oneida Street power station home since 1987 and this will be its first major refresh in nearly four decades. The Garfield School first opened in 1925 and served Decatur’s northwest side as a public elementary school for nearly a century. This National Register listing officially qualifies the Garfield School for federal and state historic rehabilitation tax credits. RHC is assisting Bywater Development Group pursue HTCs with the help of our friends at WJW Architects and Baba Architects. Our RHC colleague John Cramer and our friend Michael Allen completed the research and writing for this National Register nomination. We are thrilled that this historic school is now eligible for historic rehab incentives. Completed in 1926 and located on Chicago's Near West Side, the Royalton Hotel is an excellent example of a 1920s Chicago apartment hotel. The Royalton Hotel has offered affordable short- and long-term housing accommodations for West Side Chicagoans for nearly a century. This National Register listing officially qualifies the Royalton Hotel for federal and state historic rehabilitation tax credits. RHC is assisting CityPads pursue HTCs with the help of our friends on the architectural team at HED. An exciting RHC project update from yesterday's Appleton Post Crescent: the former Aid Association for Lutherans (AAL) Building in Appleton, Wisconsin, has been listed in the Wisconsin State Register of Historic Places ,and the building's National Register nomination will soon be under review at the National Park Service. Ramsey Historic Consultants, Inc. is honored to be part of the team working on the rehabilitation of this one-of-a-kind Art Deco skyscraper in downtown Appleton.
