Pezet 195 connects the architectural traditions of Lima to lessons from early 20th century New York apartment houses. Setback terraces break down the volumes of Pezet 195's dual towers connected to a mid-rise building, all of which are?clad in brick and limestone. These terraces also form multiple series of outdoor and hanging gardens, supporting indoor-outdoor living in Lima's temperate climate. Colgate University’s Olin Hall has been transformed into a state-of-the-art science building for the University’s new and existing programs. Meeting Colgate’s need for a building-wide upgrade, we introduced a welcoming fa?ade and a light-filled, double-height collaboration space. We also renovated existing teaching laboratories to current standards. Targeting LEED Silver, Olin Hall is part of RAMSA’s campus plan for Colgate, which includes the RAMSA-designed Benton Hall Career Service Building and Jane Pinchin and Burke Residence Halls. The arrival of spring is a chance to celebrate how sustainability, wellness, and access to the outdoors are central to the program at The Newbury of Brookline, a new Kisco Signature senior living community in Brookline, Massachusetts. Designed in collaboration with Verdant Landscape Architecture, The Newbury’s landscape supports LEED-Gold and WELL strategies. Courtyards, a contemplative garden, and carefully preserved trees provide outdoor amenities and gathering spaces. The landscape mitigates stormwater runoff through bioswales, permeable pavements, and natural plantings. The residence is all-electric with no fossil fuels used for heating or cooling the dwelling spaces. Ultimately, The Newbury’s design prioritizes connections to nature for its members and generations to come. "Brick Is Back," according to Curbed’s recent feature describing Manhattan's resurging interest in stone and brick buildings. RAMSA "never stopped believing that a rhythm of framed windows set into stone-clad walls gave deluxe residential towers their New Yorkiness and their claim to quality," writes Justin Davidson: https://bit.ly/43sctUu Swipe to see the textures, colors, and surfaces of our masonry buildings in New York City. 1. “New York is home to some of the most renowned and beloved apartment houses in the world,” says RAMSA Partner Daniel Lobitz. “The greatest New York lobbies fulfill and surpass the promise and excitement implicit in their iconic exterior designs. They are glamorous, luxurious and distinctive, but not garish." "They are reflective of the building’s overall image. They are intimate, private and secure, and they are comfortable enough while one waits for a driver or a friend, but not so comfortable as to encourage afternoon naps by rogue residents.” Our approach to lobby design creates a sense of identity and arrival from the moment one enters. 1. 150 East 78th Street, design led by Dan Lobitz, Gemma Kim.
