How I Sold My House to an Airbnb Guest For over four years, we rented out a garage apartment at our home on Airbnb, bringing in solid cash flow while we lived in the main house. Eventually, we decided to take it a step further—turning the entire home into an Airbnb and while moving elsewhere in the city. A few months into renting out the entire, the third group to rent our full home gave us an offer we couldn’t refuse. They were a family from Utah, in Charlotte for two weeks while searching for a new home before relocating here for a job. After striking out with what was on the market, they sent us a message on Airbnb asking if we would sell. Shortly thereafter, we got the formal offer and accepted it on the spot. That one decision—listing our home on Airbnb—led to a sale we likely wouldn’t have gotten on the open market, without agent fees, and at a price that made it all worthwhile. Short-term rentals aren’t just about cash flow (though that was great, too); they can be a powerful tool for positioning a property to the right buyer at the right time. Brian Chesky gave the middle finger to the haters Airbnb's Q4 numbers: ~Q4 revenue was $2.5 billion, up 12% YoY ~Q4 net income was $461 million, representing a 19% net income margin ~Q4 Adjusted EBITDA was $765 million, up 4% YoY ~Q4 Free Cash Flow was $458 million, representing a FCF Margin of 18% ~Q4 Nights & Experiences booked was 111 million, up 12% YoY It's fun to say that "Airbnb is Dead" but the data will tell you otherwise. Ignore the haters and continue to grow!
