    On March 13, R4 proudly attended the groundbreaking of Rosa’s Place, a seven-story, permanent supportive housing apartment complex in the Skid Row neighborhood of Downtown Los Angeles, CA. R4 Capital, with our investor partners, raised more than $27.8 million in 4% tax credit equity to help finance this new construction. It will be built on the campus of the Downtown Women’s Center headquarters. This marks an historic expansion of the non-profit which was the first provider of permanent supportive housing for women in the U.S.! The building will consist of 97 studio apartments reserved for those earning between 30%-50% of the AMI with a focus on housing women and gender diverse individuals?who are survivors of domestic abuse and are currently homeless or at risk of homelessness. The unique proximity of the apartments to the veteran staff at DWC grants the residents unprecedented, round-the-clock access to wraparound social services including intensive care management, instructor-led education courses, wellness programs, and skill-building classes. Many thanks to DWC for their innovative approach to confront the housing crisis by creating exceptional housing for their local community.     Just closed: Mesa Vista Apartments, located in Costa Mesa, CA, is the adaptive reuse of a former Motel 6 which will be converted into 87 units of affordable housing across four newly repurposed buildings. This unique remodel aims to provide sustainable rehabilitation for those facing mental illness challenges. ? The property will prioritize residents earning between 40% - 60% AMI with a strong focus on housing for at-risk senior citizens and veterans. Thirty units will be designated as permanent supportive housing (“PSH”) to veterans and an additional 10 PSH units reserved for persons experiencing mental illness with a risk of homelessness. Residents will have access to wraparound social and mental health services as well as a community garden, outdoor lounge, four laundry rooms, and other amenities.? ? R4 Capital provided $16.4 million in tax credit equity and R4 Capital Funding provided $23 million of construction-permanent tax-exempt funding.?The efforts of the full remodel would not have been possible without the help from our enduring investor relationships and innovative developers.     R4 Capital was on hand to participate in the discussions at last week’s important AHTCC Annual Meeting. R4’s Ronne Thielen, Cory Bannister, and Brian McMahon joined fellow affordable housing finance industry leaders in support of the Affordable Housing Tax Credit Coalition's goals.? ?

    Thank you to our special guests, panelists, sponsors, and all attendees who made our 2025 Annual Meeting in Newport Beach, California a success. In this critical year, we are reaffirming our commitment to expand and protect the Housing Credit and are united in advocating for proposals in 2025 tax legislation that will create more affordable housing. The event featured education sessions on the most pressing issues facing the Housing Credit, such as advocacy in the current political landscape, using data to show the impact of the Housing Credit for residents, and affordable housing issues in California. Attendees also heard remarks from special guests, including Representatives Young Kim (R-CA), Dave Min (D-CA), Linda Sánchez (D-CA), and Fiona Ma, California State Treasurer. AHTCC members elected AHTCC officers for 2025, discussed the legislative agenda and strategy for the year ahead, voted on the AHTCC’s 2025 legislative priorities, and engaged in committee meetings.     R4 Capital Funding is thrilled to be a part of Denver’s affordable housing efforts providing $12.5 million through a construction-to-permanent loan for the new construction of St. Francis Apartments West. R4CF President, James Spound, assisted in the ribbon cutting and welcomed new residents to this 60-unit, beautifully designed permanent supportive housing community.?This property is restricted to homeless individuals aged 55+ who earn up to 30% AMI and on-site social services will be provided by the Mental Health Center of Denver.?

    1st Closing of 2025:?Viridian Grove, a 98-unit, seven-building affordable housing apartment complex in Tacoma, WA. R4 Capital provided equity totaling $16.1 million and R4 Capital Funding provided $26 million in construction-permanent tax-exempt debt. The property’s seven buildings?feature?three stories of newly constructed garden-style apartments, including 23 two-bedroom units, 63 three-bedroom units, and 12 four-bedroom units.?Ten units will be set aside for?individuals?with mental or physical?disabilities, and the complex is?designed?for families. Residents will have access to on-site social and resident services?through?a housing services organization that has worked with the developer on 20 other properties throughout CA and WA Congratulations?to the folks at R4: Jay Segel, James Spound, Michael Hopps, Daniel Harrington.
