Our own Adrianne Steichen is currently trotting the globe representing The American Institute of Architects (AIA) Housing & Community Development Knowledge Community, the AIA’s commitment that Housing as a Human Right, and our efforts to further the development of sustainable, secure, accessible, affordable, and livable housing for all. Last week Adrianne attended the UN-Habitat (United Nations Human Settlements Programme) World Urban Forum in Cairo, and she’s now preparing for the UIA - International Union of Architects Forum in Kuala Lumpur. We’re sure she’ll represent America well, do us all proud, and bring back some treats :)

Evani, a 53-unit market-rate mixed-use project on Santa Monica’s Wilshire Boulevard for CEI - Cypress Equity Investments, opened earlier this year. We worked with DFH Architects to bring more uses, density, vibrancy, and homes to the Wilshire corridor near Los Angeles. Great pics by David Guettler!

John Fox Place has been named NAIOPWA's Affordable Housing Development of the Year! Each year the Washington Chapter of NAIOP recognizes Puget Sound area projects for “innovation and excellence across office, retail, industrial, hospitality, and multifamily development.” John Fox Place is a new, 104-apartment, family oriented community that is now home to 200 residents including children and formerly homeless asylum seekers, and contributes a transformational presence along Aurora Ave N on a site previously used for industrial parking and storage. Congrats to Low Income Housing Institute (LIHI), Exxel Pacific, HEWITT and our talented team!

New photos are in from Caritas Center in Santa Rosa! Catholic Charities of the Diocese of Santa Rosa operates this 48,000-square-foot homelessness services center, clinic, shelter, and administrative office building that has revolutionized care and pathways to permanent housing in Sonoma County. We’re very proud of our work on this complex project, and heartened it can model similar efforts to coordinate services and support for the most vulnerable among us.

Crescent Grove Apartments, in Castro Valley, set to open in early 2025, recently received 6,500 applicants for 28 available units...a sobering reminder of our ongoing housing crisis. We're supporting a YES vote on Prop 5, which would lower the barrier for local communities to approve affordable housing bonds. If passed, Prop 5 would become a new, needed avenue for unlocking more affordable housing across California. Make a plan to vote and vote by 11/5!
Affordable Housing is needed in Alameda County! The Crescent Grove Apartments, a 72-unit development being built in Castro Valley, recently accepted applications for a short period for a number of their units and received 6,582 applications for just 28 of the apartments! This overwhelming response demonstrates the high demand for affordable housing in our community and the large interest in this property and location. ? Crescent Grove FACTS: Financed by Measure A1, CDBG, HOME and Boomerang funds and developed by Eden Housing, the studio, 1-, 2-, and 3-bedroom units will be affordable to households earning 20% to 60% AMI. Fifteen of the units are set aside for those experiencing homelessness, 15 units are for veterans through the VASH voucher program and another 10 units are for people with disabilities. The project has a community room, a large residential courtyard with play structures and community gardens, and meeting spaces and private offices for resident services. The development will also have direct access to the proposed San Lorenzo Creekway, an Active Transportation Corridor for walking and biking. The property was acquired from Caltrans in partnership with the Housing Authority of the County of Alameda (HACA) using the Surplus Lands Act. A 0.34-acre parcel of it was donated to the Hayward Area Recreation District (HARD) for the creation of a small park or trailhead. Nearby are grocery stores, restaurants, social services, parks, and employment opportunities. The site is close to both downtown Hayward and Castro Valley, and a bus line. PYATOK is joining East Bay Housing Organizations and other California pro-housing groups to support voting YES on State Proposition 5 this election cycle. Prop 5 would lower the passage threshold for affordable housing and infrastructure bond measures from 2/3 majority (66.67%) to 55%. Prop 5 places more agency with the electorate to fund improvements to their communities and create much-needed homes for low- and middle-income Californians. We could not have asked for a more beautiful day for 300 partners -- community members and leaders, elected and public officials -- to break ground on our Chinatown TOD Senior Affordable Housing project. This is just the first step to re-stitch Chinatown after major infrastructure projects of the '60s tore a literal hole down the middle, displacing thousands of residents, small businesses, and community institutions.?Thank you to the dozens of community organizations who led and participated in 16 years of community activism to realize this day and to BART Director Robert Raburn who predicts a Chinatown that “will prosper around what will be known as THE Oakland Chinatown BART Station.” Many thanks to all of our speakers – Mayor Sheng Thao, Council President Nikki Fortunato Bas, Oakland Housing & Community Director Emily Weinstein, Oakland Housing Authority Chief Housing Operations Officer Michelle Hasan (she/her), Supervisor Lena Tam, Enterprise Community Partners Vice President Heather M. In 2008, the Oakland Chinatown community came together to develop a vision for what a healthy and thriving 21st century Chinatown should be, and who it should be built for.?A coalition of many different voices from public health, affordable housing, small businesses, churches, residents, transportation, and public agencies came together to shape the priorities of the City’s Lake Merritt BART Station Area Plan, and created the path for BART’s future redevelopment of this station area to be economically inclusive, and historically and culturally restorative.?Finally, this month, we’ll be starting construction on the first phase of the community’s vision for this site. Enterprise Community Partners congratulates East Bay Asian Local Development Corporation (EBALDC) on the recent financial closing of Chinatown TOD Senior Housing in #Oakland, California! This development will provide 97 new homes for low-income seniors with 44 homes reserved for seniors experiencing homelessness. EBALDC will provide services to all households with additional services funding from to the Alameda County Health Care Services Agency. In addition to #affordablehousing, Chinatown TOD will offer a commercial/commissary kitchen, primarily focused on food-oriented workforce development programming. Chinatown TOD is located on the parking lot of the Lake Merritt BART station that provides convenient?access to public transportation, employment opportunities, schools, retail, restaurants/grocery, and parks. Chinatown TOD is the affordable housing anchor and the first phase of a larger multiphase, two-block transit-oriented development in partnership with BART. Financing for this development consisted of a $49MM construction loan from Capital One, $20MM from The City of Oakland, $16.5MM from California Department of Housing & Community Development AHSC Program, $11MM from California Department of Social Services, $3MM from the Bay Area Housing Finance Authority, and a ground lease from BART. Enterprise was thrilled to arrange a $41MM #LIHTC equity investment on behalf of our investor partner, Capital One to fund this project. John Fox Place is a finalist for Affordable Housing Development of the Year by NAIOP Washington State! Since opening last year, the project has become home to 200 residents - including over 50 children and several formerly homeless, asylum-seeking families - while contributing a transformational presence along Seattle's Aurora Ave N. John Fox Place was co-designed with Seattle-based HEWITT, developed by the Low Income Housing Institute (LIHI), and built by Exxel Pacific. This award recognizes projects that exemplify "design, construction, and development excellence while creating lasting social, economic and environmental impacts."
