Yesterday, Monica Parikh, CRE and I gave the Year 2 update for Priority Funds, LLC, Fund I, with our team Peter Rodrigues, Eric A. Greschner, Ryan Hayden, and Paula Lopez. I’m happy to report that we are delivering 6.8% cash-on-cash dividends and the cash flow is continuing to increase. Our investors are also receiving significant tax write-offs due to benefits like advanced depreciation. I’m not going to lie, the past 18 months has been stressful as we have witnessed a national commercial real estate market shake-up. We reviewed over 500 deals to assemble this fund of 20 investments and as a result of much due diligence we are weathering this storm and happy to have sound investments generating cash. What is one of the most important infill sites in Palm Beach County? The PBKC! This fall, my grad class is working with the Frisbie Group, one of the most inspiring real estate companies in Palm Beach. We will be planning for the redevelopment of the Palm Beach Kennel Club (PBKC) and surrounding Westgate community into a vibrant, walkable transit-oriented development. This includes coming up with options to connect PBIA to Downtown with light rail or trackless trams. This is one cool project!
