Our team attended the CREJ's 2025 Spring Property Management Conference & Expo this week! Here are some of their key takeaways: 1?? Tenant Eviction/Abandonment & Bankruptcy: The process is becoming more intricate with updated restrictions on wear and tear. Understanding the nuances of potential bankruptcies is crucial. 2?? Estoppels: Periodic estoppels are key—especially for properties with unclear lease language. They help clarify rights, especially when CDM documents are missing or leases are created without considering PW’s standard practices, leading to gaps or confusion. 3?? FSAs: FSAs can be assigned to two buildings as long as they are within 30 minutes of each other. This is a great way to streamline operations and ensure compliance. 4?? Fixtures vs. Trade Fixtures: Clear lease language is essential here. Distinguishing between the two is critical for managing property and avoiding legal disputes. 5?? "As Is" Conditions for Subtenant*: If a subtenant becomes a direct tenant, the lease should specifically address the "as is" condition. The transition from sublease to lease can be more complicated than expected, and lease language must clearly reflect this scenario. If you attended the conference, what was your top takeaway?
