The Preston Industrial Team, along with a dozen of our clients, attended the Propeller Club - Port of Jacksonville State of the Port 2025 luncheon. The focus of discussion was how Jacksonville Port Authority (JAXPORT) is driving regional growth, and here are some interesting takeaways from the conversations. JAXPORT’s emphasis on diversifying its services has proven effective, with container traffic now making up 50% of operations, break bulk at 30%, and auto processing at 20%. This balanced service portfolio helps mitigate risks during market fluctuations, enabling both the port and surrounding businesses to remain resilient. As the number one container port in Florida, JAXPORT processed 1.4 million containers in 2024 and aims to increase that number to 2.3 million by 2030. The port is clearly positioning itself for continued growth. During the infrastructure capital update, it was announced that SSA is investing $72 million in a 97-acre expansion, which will increase their container capacity to 650,000 TEUs, supporting JAXPORT’s broader goal of enhancing container throughput. Additionally, a $70 million investment is being made to purchase three new cranes and refurbish existing ones, improving operational efficiencies and enabling JAXPORT to handle more cargo with modern, high-performance equipment. Furthermore, the addition of Berth 20 at Blount Island represents a significant infrastructure project. The $54 million investment will enhance the port's ability to manage more auto shipments as part of its dedicated auto processing operations. By 2027, Blount Island will have three berths for auto offloading, further solidifying JAXPORT's position in the automotive industry. The statistics are impressive, and this growth will further enhance momentum in the industrial real estate sector and boost the Jacksonville economy as a whole.
