Vince was invited to speak on a panel at the recent IMN Texas Middle-Market Multi-Family Forum, held at The Statler in Dallas, on "Multifamily Investment & Economic Overview: Are We Entering a Recession or a Rebound?" The esteemed panel included industry experts from Investing, Tax, Economic, and Lending professions. Some highlights of the conference indicate that despite challenges such as current debt service, insurance, and property tax issues facing operators across the industry, the multifamily (MF) space still boasts strong fundamentals that will yield gains for those who can navigate this, hopefully, short-term storm. - Texas job growth in 2023 was 2.7% versus 2% nationally, with the DFW market experiencing job growth of over 3.2%. - Demand for space continues to outpace supply. - Affordability remains a challenge for single-family homeowners, making renting more advantageous. - Texas is landlord-friendly, with favorable laws for landlords, advantageous tax rules for businesses, and no state income tax for individuals. Overall, the sentiment was positive. Despite the anticipated rate cuts that have yet to occur, there is significant optimism for those positioned to weather the storm.
