CRE Loan Delinquencies Hit 10-Year High—Here’s What Banks Should Do Now New Federal Reserve data confirms what many in the industry have feared—commercial real estate loan delinquencies have hit their highest level in a decade. With $47B+ in delinquent loans and rising, the pressure is mounting on both lenders and borrowers. While distress is concentrated in office and multifamily, the ripple effects will be felt across the market. The question for banks isn’t whether to act—it’s how quickly and strategically they can adjust. “The pace and scale of CRE loan deterioration should be a wake-up call for banks. The next 12-24 months will determine winners and losers in this market. Those who get ahead of risk, rethink their approach, and engage proactively with borrowers will be in the best position to emerge stronger.” — Seth Wellisch, Managing Director, Pivot Group. Here are three things banks should be doing right now: 1.?Proactively Engage with Borrowers - Waiting for loans to go delinquent isn’t a strategy. Banks need to proactively assess at-risk loans, work with borrowers on restructuring options, and explore creative refinancing solutions before distress escalates. 2.?Reassess Loan Portfolios & Risk Exposure - Not all CRE assets are created equal. With office and multifamily leading the delinquency surge, banks must re-evaluate risk-weighting models and shift capital allocation toward more resilient asset classes like industrial and healthcare real estate. 3.?Strengthen Balance Sheets & Liquidity Buffers - As refinancing challenges persist, liquidity will be critical. Banks should stress-test their portfolios, bolster reserves, and prepare for potentially prolonged distress in certain CRE sectors. At Pivot > Group, we’re working with lenders and investors to navigate these uncertain times—helping them de-risk portfolios, identify value opportunities, and build long-term resilience. The next 12-24 months will be pivotal for CRE finance. Now is the time to act. FOLLOW Pivot > for updates: https://lnkd.in/g6Th7pvK ?? How is your organization preparing for rising delinquencies? Let’s discuss. pivotgrp.com. #CRE #Banking #Finance #RiskManagement #RealEstate #PivotGroup

The Pivot > annual retreat in Palm Springs this month was a perfect mix of strategy, learning, and team bonding! ?? We came together in an environment that really sparked open conversations and fresh ideas, helping us align on our goals as we look ahead to 2025. One of the highlights was our keynote session with Mike King, CEO of Xponential Fitness and former CEO of Adidas USA, TaylorMade, and Taco Bell. ?? His perspective on leadership, innovation, and the need for agility in today’s fast-paced world got us all thinking differently and sparked some great conversations. His storytelling made it clear that blending passion with purpose can challenge the status quo and push us further than we imagined. We also had a lot of fun outside of the sessions—enjoying some fantastic meals, a round of golf ?, and a group hike through Indian Canyon. ??? It was the perfect setting for team bonding, casual conversations, and creative thinking outside the workroom. All in all, it was an energizing mix of work and play, and it's exactly the boost we need as we get ready to tackle 2025! ?? For more 2025 highlights follow Pivot> here: https://lnkd.in/g6Th7pvK

?? The Distressed Debt Game Is Just Getting Started For the last two years, the industry has been waiting for the CRE distress wave to hit. Investors raised billions in anticipation, yet the flood of opportunities never materialized. Lenders extended, borrowers held on, and transaction volumes stalled. But the game is shifting. The cracks in the foundation are widening. U.S. landlords face $1.5T in loan maturities this year alone. Double defaults are rising. Banks, which once played defense by modifying loans, are running out of room. And now, Oaktree just raised the largest distressed debt fund in history at $16B—a clear signal that seasoned investors see what’s coming. At Pivot >, we’re seeing distress play out in real time. Deals are taking shape, but they look different than in past cycles. The firms that will thrive aren’t just waiting for fire sales—they’re playing offense in workouts, restructurings, and creative financing solutions. “We’re not waiting for distress to hit rock bottom—because that’s not where the real opportunities are. The best deals happen when you have the foresight and the right strategy before the market fully reacts.” — Seth Wellisch, Managing Director, Pivot > Group This isn’t a “wait and see” moment. The opportunity is now, and those who move first will define the next cycle. Good example of a regional bank getting ahead of its peers in terms of cleaning up its balance sheet.?What the announcement doesn’t discuss is management having the courage to admit that there was a problem to begin with.?It’s hard to wave the white flag but those who do will get the best outcomes.?Sitting on a bad loan book too long turns a problem into a catastrophe.
