A blend of recreational, economic, and cultural uses, Canal Market brings vital amenities to the Newhallville neighborhood and connects to a greater resource network through the Canal - a popular biking path running throughout New Haven and beyond. ???????????????????? ?????? ??????????????’?? ???????? ???????????? ???????????? In 2019, Pirie Associates conducted an adaptive reuse study for the New Milford East Street School. As part of the community engagement for the effort, the following GOALS AND ASPIRATIONS for the project were identified: - Support the economic development of New Milford by creating jobs and attracting new diverse age residents. - Increase the vibrancy of historic downtown by creating more activities that bring people downtown, including work, residences, and tourism/cultural destinations. - Create a net positive financial impact for the town, with a focus on long-term financial well-being. - Increase diversity of housing options downtown; in particular there is currently a lack of housing that meets the needs of young professions, empty nesters, and the elderly These goals and aspirations were translated into three use options: Municipal, Housing, and “Wild Card” which includes options for an ARTS LIVE/WORK HUB. In 2024, Pirie Associates was engaged by City of New Haven Economic Development Administration to assist in the creation of a vision for the State & James intersection. The ‘NEIGHBORHOOD STITCH’ is an aspiration to develop an overlooked and unutilized parcel lying beneath an intricate system of highway overpasses. At a key intersection between three New Haven neighborhoods (Fair Haven, Cedar Hill, and East Rock), the location provides a unique opportunity to enhance the relationship between these neighborhoods both physically and culturally. The project weaves together active and creative resources through a celebration of culture and movement. This project was developed as part of a Reconnecting Communities grant application and was successful in securing $2 million in follow-on funding. The Neighborhood Commercial Districts Playbook: A Place-Based Economic Development Strategy Pirie Associates, BJH Advisors, and the Connecticut Main Street Center, Inc. created a Playbook to guide the City of New Haven Economic Development Administration through their goal to “uplift every neighborhood by meeting communities where they are and working together to create and support a thriving future”. Our multi-disciplinary team engaged in a place-based approach to analyze a Neighborhood Commercial District’s (NCD) KPIs, evaluate market realities, organizational capacities, and cultural, physical, and geographical resources. To set up a framework for success, individual NCDs were grouped by resource capacity and geospatial characteristics into distinctive typologies which could be used to guide the development of their unique identities. We then developed case studies for each typology to model what their development could look like. Each case study started with a VISION – the backbone for creating a comprehensive strategy for support. The Playbook has been essential in raising over $30MM in grant funding, and has catalyzed numerous follow-on projects aimed at developing unique neighborhood characters throughout the City of New Haven.
