It was an awesome first day at IMN’s 9th Annual Real Estate Family Office & Private Wealth Management Forum (West) that delivered sapient insights into the minds of some of the country’s top Single/Multi-Family Offices and Wealth Managers. As a representative of Pintar Investment Company, I had the opportunity to gain valuable perspectives from all of the private investment arms’ current interests in the real estate and alternative investment landscape. Despite the challenges posed by higher interest rates and depressed real estate values due to the lack of transactions, there were several key lessons that stood out: Forward-Thinking Market Analysis: While understanding the current supply environment in oversupplied markets is crucial, it's equally important to look ahead and identify those same markets that are continuously growing markets (population) that will require more real estate developments in the coming years, particularly in 2026 and 2027 to keep pace. Trusted Operating Partners: Family offices are actively seeking reliable operating partners with a proven track record. Although there is an abundance of sponsors in the market, these offices typically prefer to work with a select few they have built a strong relationship of trust with, both historically and in terms of aligning with their investment thesis and timelines. Diversification through Alternative Investments: As real estate continues to be a vital asset class, family offices are exploring new alternative investments to diversify their holdings. Identifying and investing early in high-growth areas is a strategic approach to building a well-rounded portfolio with solid risk adjusted returns. Collaborative Partnerships: In the current economic climate, developing creative partnerships through co-GP, joint venture, and co-investment structures is becoming increasingly important. These mutually beneficial arrangements allow all parties to work together towards shared success through incentivizing promote structures. A highlight of the event was the keynote address by David Meltzer, who emphasized the value of working with individuals who are not only happy but also genuinely want to help others succeed. His principles on partnership resonated deeply, as true success is achieved when all parties are invested in each other's growth.
