On February 12, 2025, PEI ARCHITECTS hosted one of the first public discussions on City of Yes, New York City's groundbreaking zoning reform initiative, at the Centurion located at 33 West 56th Street. The event explored the transformative potential of the reform and its impact on New York's built environment. The panel featured four distinguished speakers from some of New York City’s most influential voices in urban planning, architecture, and real estate: Dan Garodnick, Director of the NYC Department of City Planning; Paul Goldberger, Pulitzer Prize-winning author and architectural critic; Jonathan F.P. Rose, President of Jonathan Rose Companies; and Keri Butler, Interim President of the Municipal Art Society of New York. Rose President, Jonathan Rose Companies and Keri Butler Interim President, Municipal Art Society of New York, moderated by Toh Tsun Lim Partner, PEI Architects on how NYC’s zoning reform will shape the future of housing, urban design, and mobility. Some key takeaways that stood out: - Accessory Dwelling Units (ADUs) could increase density when paired with reciprocal social relationships, enabling more community-based development. - A revival of shared living models could better accommodate non-traditional family structures and evolving housing needs. - raising FAR caps, how will increased density reshape transit, pedestrian flows, and accessibility? - Mixed-use potential is vastly underutilized, many residential districts already contain commercial overlays, opening up new possibilities for integrated, dynamic neighborhoods.
