Wayfarer - the hotel operator tenant of some of the hotels owned by Pegasus was featured by the Hong Kong local press etnet經濟通 today. 1. Yes - even at 30% room occupancies during COVID, our hotels were profitable because of Wayfarer's unique operating ethos. Our competition down the street either had to shut down and furlough staff or run out of business. 2. Yes - many hotels still have a '60 year old experienced hotelier GM' running their pricing strategies manually each day with a rainbow color coded, 365,000 cell excel file to determine how much to charge guests for each booking while the whole world is talking about DX, UX, AI and automation. February 28: Successful acquisition of 5 hotel Kyoto portfolio with strategic partner BentallGreenOak Strategic Capital Partners (BGO SCP) BGO for Pegasus Japan Capital III, L.P. - Class A. The portfolio assets were acquired at a large discount below its appraised value March 28: Successful cash out refinancing for ORI Kyoto and ORI Rokkaku; distressed hotel assets acquired in 2021 for Opportunistic II with over 60% LTP. The newly appraised value is higher than our original purchase price. Over 50% of proceeds were distributed to LPs. Concurrently, Wayfarer Hotel Kyoto Shijo also obtained cash out refinancing for Pegasus Japan Capital Income, L.P (Core-Plus I) July 26: Signing of Sales & Purchase Agreement for Pegasus Japan Capital III, L.P. - Class B, a portfolio of 2 Kyoto hotels being sold at a discount to market and priced below its appraised value August 25: Pegasus Japan Capital III, L.P. - Class A – attendance of launch party of the 5 Kyoto hotels September 7: Relaunch of 2 of the 5 hotels under Pegasus Japan Capital III, L.P. - Class A, the Kabin Kyoto and Kabin Koji August 31: Successful refinancing of Wayfarer Shinsaibashi and Wayfarer Matsu hotels in Osaka under Core-Plus I November 7: Relaunch of remaining 5 hotels under Pegasus Japan Capital III, L.P. - Class A, the Kabin Taka, Kabin Machi, and Kabin Minamiza December 25: Closing of Pegasus Japan Capital III, L.P. - Class B, 2 Kyoto hotels at close to 70% LTP. We are thrilled to announce the successful closing of "Project Limo" on Christmas Day! ? As announced on July 25th 2023, Pegasus was working to close another transaction by the end of the year. ? Project Limo consists of 2 new hotels (not even 5 years old) that were available at discounted prices because the vendor wanted to sell-off their non-core assets. ?
