The broker Richard (Richie) Garland is a NYC real estate veteran with over 13 years of experience and most of his team has worked alongside him longer than the company has been in existence. Dana Fleischer has 12 years of real estate experience, Mike De La Rosa has 6 Years, and Shayna Owen has 5 years. They are all top agents who are well-versed and work well independently and in unison.     Today I had a loss that hit hard. A truly wonderful client—on paper and in reality—was denied for an apartment, despite being a dream tenant. She had a stable, well-paying job, excellent credit, strong savings, and even a guarantor (her father, who earns over $1M annually ??). She fit all the requirements: no pets, a desire to live alone, and a compelling vision for the space, which was perfect for her life and family nearby. The challenge? Her recent pay raise didn’t yet reflect in her pay stubs, and her online transfers lacked clear labeling. Despite her best efforts—including completing a virtual interview (a feature of our application process)—the owner had “concerns.” She aced the interview, but ultimately, her application was denied. It was heartbreaking to deliver the news to someone who had done everything right and in good faith. What made it even harder was how understanding and gracious she was in receiving it. Instead of frustration, she expressed appreciation for my efforts and transparency. She even shared how her brother, a surgeon, faced similar challenges with apartment approvals—a reminder of how unpredictable this process can be. Despite her disappointment, she didn’t miss a beat. She was ready to tour other properties with me, maintaining her positivity and trust. That kind of resilience and grace is humbling and reminds me why I love working with people like her. As brokers and agents, there’s only so much we can control. But what is within our power is how we operate, communicate, and handle both the wins and the losses. Moments like this reinforce why I strive to deliver professionalism, transparency, and empathy to every client. I’m grateful for the trust my clients place in me and my team, even when the outcome isn’t what we’d hoped for. At the end of the day, it’s about staying optimistic, preparing for the unexpected, and continuing to move forward.
