Partners Capital is pleased to announce the acquisition of 153 acres at the southeast corner of FM 1960 and Aldine Westfield in North Houston. This acquisition is the Land Fund I’s first in Houston and second overall, underscoring its commitment to strategic land investments in high-growth markets. “Our business plan for this site is to develop all the necessary infrastructure, including a detention pond, a major thoroughfare connecting FM 1960 to Aldine Westfield, along with all necessary utility and drainage systems,” said Dan Moody, Partner and Managing Director of Partners Land Fund. “We want to create a fully entitled, shovel-ready business park that will cater to industrial users in one of Houston’s most space constrained submarkets.” Added Mr. Moody, “This was a challenging land assemblage that we acquired from 4 different sellers. Assembling 153 contiguous acres in this submarket puts us in a unique position. This is an important milestone for Partners Land Fund I. Atlanta has a substantial surplus of rental units. According to data in the table below, the city has 19,300 units that need to be absorbed before the vacancy rate returns to pre-pandemic levels of 8.6%. This figure doesn’t even include the additional 27,553 units that are currently under construction and expected to come onto the market within the next two years.?For the current construction pipeline, 12,782 units are scheduled for delivery in the latter half of 2024, while 13,123 units are scheduled for completion in 2025.?Only 1,648 units are slated for completion in 2026. https://lnkd.in/ge5scemE
