"Cedar Park’s Shops at Lakeline and San Marcos’ San Marcos Place have been sold in separate transactions for undisclosed prices as tight vacancy rates continue to constrain expanding shops. Both are highly leased and have national-brand tenants. San Marcos Place was 82% occupied at the time of sale. Tenants include?Pizza Hut, Polo Loco, USPS and Chinese Buffet. Partners originally purchased the property in 2018, and its sale marks the closing of Partners Opportunity Fund II, which was an approximately $50 million portfolio consisting of five assets in Texas. Partners has sponsored seven investment funds in the past eight years. Active funds include Partners Opportunity V, a $150 million investment fund focused on retail, industrial and office assets in Texas and the sunbelt; Partners Land Fund I, a $25 million land fund which has over $50 million in current land projects throughout Texas alongside joint venture partners; and Partners Hospitality Fund I, a $25 million value-add fund which acquires limited service, select service and extended stay hotels throughout the sunbelt."
