SCAM ALERT: Real estate professionals should be on the alert for a sophisticated phishing scam involving cunningly crafted emails purportedly from Dropbox that contain a pdf with a link that leads to a fake Microsoft login page. Once in, the scammers lurk inside your account, changing your account email preferences and ultimately seeking to infiltrate the company’s system to further spread the scam. Now more than ever, it’s important to protect your login credentials by refraining from clicking on any links in an email and by confirming any multi-factor authentication request before approving it. #thewoodlandsrealestate #houstonrealestate

All over the U.S., fraudsters are attempting to “sell” property to innocent buyers or borrow against a property from unsuspecting lenders. Undeveloped land and vacant real estate are at the greatest risk for this type of fraud. Red Flags Include: * Quick, cash-only deals, often priced less that market value * Remote transactions * Lack of notary verification/suspicious notary prices What to Know: A forged deed or lien on your property does NOT change your rights or interests as the property owner. The property never legally transfers out of the owner’s hands. However, a fraudulent transaction can cloud title and prevent a title company from insuring the property until a court rules on the forged deed or the deed is otherwise legally removed from the chain of title.
