Small business owners are facing significant challenges as lease rates continue to climb sharply across many markets. Recent data from Bank of America reveals that rent payments per small business client rose by 11% year-over-year in July 2024—more than double the 5.1% increase seen in residential renting and ownership costs during the same period. This surge in rental prices is forcing many small business owners to reconsider their options when renewing leases or determining their need for additional space. The combination of rising real estate prices, fluctuating rental markets, and higher interest rates has created a tough environment for entrepreneurs seeking stable operational spaces. Urban areas, in particular, have experienced gentrification that pushes out long-standing local businesses, complicating the search for affordable properties. The uncertainty in the commercial real estate market, coupled with traditional lenders tightening their lending criteria, has made securing financing increasingly difficult. Earlier this week at #socap24, a session that really stood out to me was the screening of "Equity: Napoleon Wallace and the Reconstruction of Black Wealth." The inspiring short film was produced by ImpactAlpha and featured the incredible napoleon wallace and the amazing people that live and work alongside him. WHAT A STORY!!! I sincerely hope that this film will be made more widely available to the public. It made me laugh, cry, and above all, it inspired me to redouble my efforts towards systems change regardless of the political climate and challenges that we might face. Talib Graves-Manns from Partners in Equity was his usual witty and brilliant self on the panel that took place after the screening. ?? What's in a name? In its latest survey, PitchBook confirms that a rose (eg ESG, DEI and Impact investment) by another name still smells just as sweet…???? ?? The 2024 Sustainable Investment Survey dropped last week, and it’s nerd-fodder in support of the previously anecdotal insight: #ESG and #DEI are here to stay, just away from all the drama. https://lnkd.in/gxD62tvM. The survey of 1,158 asset owners, family offices, funds and consultants found that: ?? 64% continue to incorporate ESG analysis into their investment process; ???????? LPs and Private Wealth overwhelmingly (+70%) agree that DEI remains critically important; and ?? The chilling effect of politicization is tangible with both LPs and GPs believing that the other is 3-5 times less focused on ESG and/or Impact investing than they actually are. ?? Interestingly, 36% of surveyed investors DON’T incorporate ESG into their investment process, citing it as “baseless virtue signaling.” However, even more interesting is that among these naysayers, 2 out of 5 say that they have foregone an investment because of ESG concerns, showing that some of those who publicly shun ESG still benefit from its practices. ?? ???? Currently, we’ve reached 97% mission-aligned investments, and we get a lot of questions about how we’ve made this change so quickly. To help spread awareness about the how and why of values-aligned investing, my esteemed colleague Daniel Gould, CFA, CAIA, MCF’s Vice President Of Investments & Operations traveled to the Philanthropy Northwest conference in Montana last week to share the story of MCF’s journey to align our endowment with our mission. A packed room heard about the work Dan has led, alongside our board of directors and trusted partners, to create robust, values-aligned screening for our investments and the racial and gender diversity and inclusion requirements for the companies overseeing them. MCF was honored to present our story alongside two highly trusted and valued asset managers, Mamadou-Abou Sarr, CIFD, founder of V-Square Quantitative Management LLC, and Daryn Dodson, founder of Illumen Capital, who shared their approaches in the public and private equity markets and spoke to the experience of seeking funding in the current landscape.
