In August, the Portland real estate market saw a slight dip in activity compared to both the previous month and last year. New listings decreased by 8.7% from August 2023 and by 8.1% from July 2024. Pending sales remained steady year-over-year but dropped 6.3% from July. Closed sales were down 9.2% compared to August 2023 and 5.7% from the previous month. Inventory increased to 3 months, with homes staying on the market an average of 48 days. Despite these fluctuations, both average and median sales prices nudged up 1.9%, landing at $611,900, and $545,000, respectively, when compared to last year.
