Here's the latest… Top U.S. metros where large investors (1,000+ homes) were net buyers in February (acquisitions - dispositions): 1?? Columbus, OH: +87 homes (continuing its recent streak as an institutional hotspot) 2?? Atlanta, GA: +36 homes (reversing recent months of net outflows) 3?? Charlotte, NC: +28 homes Biggest decliner: ?? Tampa, FL: -24 net homes. Not a huge shift, but notable given its position dead last at the bottom.     DC Proper home prices are down 10.9% year-to-date—the lowest price-per-square-foot since March 2020. Some assume recent DOGE-related federal workforce cuts triggered this drop. Parcl Labs analysis shows otherwise. The real driver to date: DC City’s condo segment, which makes up over half of the local housing stock. Key insights from our research: → Between 2020 and 2025,?condo sales peaked in 2023 and have since fallen ~50%. → Condo inventory surged?20–30% year-over-year?by mid-2024, even as demand weakened → Condo prices now sit?5–10% below their early-2020 baseline. Meanwhile, single-family home prices in the market rose ~35%, townhouses ~30%. At Parcl Labs, we let data tell the story—and the data clearly shows DC’s housing downturn began long before DOGE cuts, driven primarily by condos. However, this finding doesn’t rule out future DOGE impacts—DC’s condo-driven weakness leaves the market vulnerable to shocks if/when DOGE-related cuts ripple through the local economy.     Where are institutional investors growing vs. reducing their market share? Just tapped into the Parcl Labs API to find out. We looked at where large portfolios (1000+ single-family homes) are adjusting their net inventory (acquisitions minus dispositions) from November 2024 through January 2025. Where institutional investors are buying more than selling? The Midwest. Columbus, OH emerging as the clear standout at +396 net acquisitions - way ahead of second-place Indianapolis at +146. Ohio has strong representation with 3 markets in the top 10 (Columbus, Cleveland, and Akron). Top gainers: ?? Columbus, OH: +396 homes ?? Indianapolis, IN: +146 homes ?? Kansas City, MO: +103 homes Meanwhile, institutional investment is flowing away from several Sunbelt markets where large portfolios are heavily concentrated: ?? Atlanta: -286 homes ?? Texas markets (Dallas, Houston, San Antonio): -286 homes combined ?? Florida markets (Tampa, Miami, Orlando, Jacksonville): -221 homes combined This three-month snapshot suggests institutional investors may be shifting capital from Sunbelt markets to the Midwest. Whether this represents a temporary adjustment or the beginning of a longer-term trend remains to be seen. We'll continue monitoring these patterns. ??
