PIPs Are Killing Hotel Sales – Here’s How to Fight Back. If you’re trying to sell a hotel right now, chances are the PIP is your biggest deal killer. Buyers see a $4MM PIP requirement and either: ? Demand a massive discount ? Walk away entirely Meanwhile, sellers are stuck negotiating against their own asset before a deal even closes. Why/How PIPs Are Crippling Transactions: 1. Have brand standards gone overboard? Do the strictly enforced CapEx requirements actually add any real value to NOI? 2. Cost estimates are skyrocketing. What was a $5MM renovation in 2019 is now $10MM+ thanks to inflation. 3. Lenders are tighter than ever; many won’t finance deals with heavy PIP obligations, leaving buyers scrambling for cash. How Investors & Sellers Can Navigate the PIP Trap: ?? Negotiate the PIP Pre-Sale: Get the brand to defer, phase, or reduce non-essential upgrades before going to market. ?? Lock in Costs & Timelines: Buyers overestimate PIP costs. Get firm bids upfront to eliminate uncertainty. ?? Offer Seller Credits Instead of Deep Discounts: A structured credit can keep valuations higher while helping buyers stomach the CapEx. ?? Push Back on Low-ROI Upgrades: Does the brand really need a $1M lobby refresh if it won’t move the ADR? Challenge the spend.
