I am putting together two business intelligence tools to launch at the start of Q2 as limited subscription offerings. Both are closed-circuit interactive real estate information maps that will contain search and filter capabilities. The first map relates to the Los Angeles Fires and will contain all of the tens of thousands of private properties inside the perimeters of the Palisades Fire and the Eaton Fire. Property details will include damage assessments, ownership information, transaction history, structure details, parcel dimensions (area, width, and depth), and existing assemblages plus much more. The second relates to the City of Los Angeles' recent Housing Element Sites and Minimum Density Ordinance (HESMD) and the 200,000 properties in Los Angeles designated through the inventories. It's amazing how quickly you can perform a simple site feasibility study using Giraffe Technology. Here, James Blackwood took Pactriglo?'s data set of 1000 Single Family Dwellings on multifamily-zoned parcels in Los Angeles and identified where three such contiguous sites existed then massed a 28-unit four story by-right structure in minutes using the appropriate setbacks and height restriction. Here is DOI's announcement on fires, specifically a reminder that their insurance policies MAY pay for evacuation and relocation costs. Also, there will be some moratorium on policy non-renewals. Please distribute as you determine best. https://lnkd.in/gBZV5uti?

In 2024, State Farm filed to "not renew" 1,626 home insurance policies out of the 2,342 policies it had in ZIP 90272. That's nonrenewal of 69.4% of the policies that State Farm had in that Pacific Palisades ZIP code. This isn't proprietary knowledge. It was reported in the news based upon a public filing with the State of California. And yet it appears state and local officials may not have taken any cues from that decision to take a look at vegetation mitigation and other fire safety preparations that prompted an insurance company to stop renewing the majority of policies in that area.
