Closed! Osprey Property Company is pleased to announce the financial closing of Calvert Hills II, the second phase of Calvert Hills Apartments in Prince Frederick, MD. This 35-unit building will expand on the success of the 96-unit first phase, providing additional affordable housing to Calvert County residents. This project was awarded 9% LIHTC in the 2022 Maryland DHCD Application Round, with Truist Community Capital providing tax credit equity and construction debt, and Grandbridge Real Estate Capital providing permanent financing through a forward rate-locked Freddie Mac execution. We are also thankful for our continued partnerships with the Housing Authority of Calvert County, Harkins Builders, Inc., Studio K Architecture, Atwell, LLC, Habitat America, LLC and Pando Alliance. A great way to end the year!

Osprey Property Company is proud to announce the acquisition of Prescott Square Apartments, a 77-unit multifamily community in Pikesville, Baltimore County, Maryland. Osprey was recently awarded an allocation of 9% Low-Income Housing Tax Credits for the renovation of Prescott Square. We will now be working closely with our design, construction, and financing teams in the coming months to finalize our plans to breathe new life into this community through extensive renovations. We look forward to playing a small role in preserving high quality, attainable, affordable housing for Baltimore County residents.

Crestwood Manor has completed construction! Osprey Property Company and Pax Edwards are thrilled to open the doors to this gorgeous 120-unit affordable multifamily community in Frederick, MD. Located in scenic Ballenger Creek, the community includes three new construction residential buildings with picturesque views of the surrounding landscape. The former residence onsite was converted into a state-of-the-art community clubhouse with a large community room, fitness center, library, and internet cafe.
