It's sort of a catch 22 as we know that the privacy is deserved, however it is difficult to use non-arms length transactions as data in appraisal reports due to the difficulty of verifying the data, which will, in turn, affect the market. I see this a lot with new investors. For a definition, a cap rate and an in-place cap rate are both critical metrics in real estate valuation, but they serve different purposes. The cap rate is typically based on the expected or stabilized net operating income (NOI) of a property once it reaches full occupancy and normal operating conditions, providing an estimate of the long-term return. In contrast, the in-place cap rate is calculated using the property's actual current NOI, reflecting the return based on its existing leases and operational status. This distinction is important because a stabilized cap rate may present a more optimistic view of the property’s potential, whereas the in-place cap rate provides a more realistic measure of current performance. Consulting a qualified appraiser is crucial in this process because they can accurately assess the property’s current income, market conditions, and potential risks, ensuring that buyers and investors make informed decisions based on a comprehensive analysis.

Do we agree? Going into 2025, while risks certainly exist, there are three keys that may help reenergize the current stagnant CRE market: an economic soft landing, a convergence of public-private real estate valuations, and an increase in property transactions. REITs will likely be poised for growth in a more robust CRE market because of their disciplined balance sheets, low debt costs, and greater access to various capital sources.
